Healthcare and medical-related businesses are being offered the chance to lease space in a brand new building to be constructed directly opposite Waitākere Hospital.
CBRE leasing directors Nick Theyers and Omri Yahel are marketing flexible tenancies in the single level building, on the corner of Norval Road and Lincoln Road in Henderson.
The new development, which is due for completion in the final quarter of 2027, offers a high profile location in an established medical precinct - a position which will be considered a key benefit for medical and healthcare businesses, Theyers said.
“This is a prominent corner site on Lincoln Road, directly opposite Waitākere Hospital. This strip of Lincoln Road is a widely-recognised medical hub with a number of other medical users in the area, which makes it a natural position for healthcare providers looking to co-locate.”

For tenants, the combination of a brand new building purpose-designed for medical use in close proximity to the hospital is a rare proposition, he added.
“This development offers occupiers the prestige of new, contemporary space, in a location which offers patients and clients the convenience benefits of being adjacent to the hospital and other medical providers.”
The development provides flexible tenancy sizes of between 80sq m and 850sq m in size and ample onsite parking will be provided.
Yahel said the spaces could suit either a larger business which could opt to take the entire building, or multiple smaller medical-related tenants.
“The building’s design is flexible in nature and will be able to accommodate a wide range of medical-related uses. Stud heights will be suitable for surgical use if required, and the interiors will provide an excellent clinical environment for patients and staff.”
Theyers said with construction yet to begin, early commitment gives occupiers the opportunity to work with the developer on the layout and specification of their space.
“Tenants who commit early can have input into the design and fitout of their space before the building is completed, so the suites can be adapted to suit their individual operational requirements.”
While the development has a medical focus, the building can also accommodate office and retail uses, and the prominent corner position offers strong signage and brand visibility opportunities.
The project is being delivered by Meccano - a commercial property developer, manager and investor with a strong track record in medical developments.
Meccano development & investment director Olly Gunman said the company has just completed a development for Omni Health in Beach Haven and is currently redeveloping a 4,000sq m building in Grafton for NZ Clinical Research.
“Our previous healthcare property development projects have given us a solid understanding of what medical occupiers need from their premises. We're bringing that experience to 2 Norval Road, with a building designed for excellence in clinical delivery, staff wellbeing and patient experience.”
The site is in central Henderson, with easy access to State Highway 16 and Lincoln Road and a short walk to Henderson's train and bus interchange. Retail, cafés and other local amenities are nearby, making the location convenient for patients, staff and visiting specialists.
