Position, potential and possibilities – right on Picton's main street! To be sold as is where is.
Occupying a substantial 1,138sqm landholding on Picton's High Street, this prominent property presents an exciting opportunity for developers, investors and accommodation operators to secure a strategic position in one of New Zealand's key tourism gateways.
Currently operating as Piwaka Lodge, the property offers an established accommodation configuration comprising 14 guest rooms, four bathrooms, communal kitchen and dining facilities, two shared lounges and a separate two bedroom manager's residence.
While the existing improvements require attention, the real opportunity lies in the property's location, substantial footprint and potential for transformation.
And the timing could be particularly interesting.
With the major Waitohi Picton ferry redevelopment underway, significant infrastructure activity is bringing renewed focus to the town. The associated construction workforce presents a potential opportunity for accommodation providers, contractors and businesses seeking practical, affordable housing solutions for project personnel.
For those with a longer term vision, the property's prominent High Street frontage and substantial landholding provide an opportunity to explore hotel, motel, tourism accommodation or alternative redevelopment concepts, subject to the necessary consents and approvals. The site's configuration also warrants investigation into potential dual access or drive through arrangements.
Directly opposite Marina Mall, with its supermarket and surrounding retail amenities, the property enjoys excellent exposure and convenient access to Picton's town centre, waterfront and transport connections.
Whether you're looking to rejuvenate an existing accommodation facility, capitalise on potential demand for workforce housing, undertake a substantial redevelopment or secure a strategic landholding for the future, 75 High Street offers a range of possibilities.
The location is established. The opportunity is yours to create.
