Commanding a high profile corner position on Cameron Road, this impressive commercial property has undergone a comprehensive transformation to deliver A Grade contemporary office accommodation. The upgrades are complemented by a 90% NBS seismic rating and enhanced energy efficiency, with the availability of onsite solar power.
The investment is anchored by Classic Builders, one of the largest and most respected building companies in the country, who have committed to an initial 10-year lease over the substantial southern tenancy for their new Tauranga flagship sales office and design centre. The adjoining smaller northern tenancy is occupied by Adecco Personnel Limited, part of one of a globally recognised recruitment organisation, providing a complimentary corporate tenant profile.
Strategically positioned on one of Tauranga's busiest arterial routes, the property offers exceptional exposure to passing traffic. A 10-year billboard lease with two further 10-year rights of renewal to Classic Energy has been agreed subject to consents, with a dual-screen structure extending over the Cameron Road frontage to capture traffic in both directions. The billboard, once installed will generate an additional long-term passive income stream, further strengthening the property's investment appeal.
Combining substantial capital investment, first-class improvements, quality corporate occupiers, long-term income security and a highly desirable location in one of New Zealand's fastest-growing metropolitan centres, this is a compelling commercial opportunity for discerning investors seeking a premium addition to their portfolio!
