A prominent corner site in the heart of Taupō's established Tauhara Industrial precinct, 56 Manuka Street delivers a freehold, fully leased, multi-tenanted industrial investment. The property sits on 4,042sqm (more or less) of General Industrial zoned land and comprises 1,451sqm (more or less) of floor area across five tenancies, generating a net rental of $166,012 per annum plus GST.
Income is spread across five tenants operating engineering, automotive, security and professional services businesses, with a weighted average lease term (WALT) of 2.36 years by income and CPI and market rent review provisions across the leases. Dual frontage onto Miro Street and Manuka Street, two of the precinct's main arterial roads, and direct connectivity to State Highway 1 combine to make this a compelling hold-and-redevelop opportunity - secure income today, with the land area and position to reposition the site as leases expire.
Steady returns from day one, redevelopment upside tomorrow. Add 56 Manuka Street to your portfolio. Contact Lucy for the Information Memorandum to schedule to view site.
