A rare dual-title investment in established fringe-city Sydenham, with frontage to both Durham Street South and Battersea Street. The tenant, Titan Training Ground, is a combat sports gym offering Jiu-jJitsu, Muay Thai and kickboxing. They have occupied the premises since 2021 on a net lease.
93 Durham Street South is a steel portal frame building with warehouse, office/showroom and first-floor office space. In 2017 it was structurally strengthened to 67% NBS under a Building Act exemption, with the work designed and signed off by a chartered engineer. 9 Battersea Street is a tilt-slab warehouse built in the mid-2000s, with office and amenities. The two buildings connect internally but sit on separate titles. In total they provide approximately 275.77sqm of warehouse space, with roller door access and parking off Battersea Street.
Hold it as a passive investment or keep your options open for a future sell-down, redevelopment or owner-occupation. Holdings this close to the CBD and Brougham Street are tightly held.
