• Established self-storage investment with 41 storage units
• Diversified income stream generating approximately $97,000 p.a. net of GST before expenses
• Freehold property with proven occupancy history and future rental growth potential
The property comprises a purpose-built post earthquake storage complex with a mix of unit sizes catering to a broad customer base. The facility benefits from a diversified tenant profile, reducing reliance on any single occupier while providing consistent recurring income.
Running at virtually 100% occupancy, existing rent rates remain below comparable self-storage operators in Christchurch, presenting an opportunity for incoming owners to continue rental growth over time.
Located within the tightly held Waltham industrial precinct, the property enjoys excellent accessibility to Christchurch's CBD, major arterial routes and surrounding residential and commercial catchments. The facility is complemented by an electronic access control system and established operating platform, making it an attractive investment for passive investors and owner-operators alike.
With an established customer base, proven trading history and scope for future income enhancement, this is a rare opportunity to secure a freehold self-storage investment in a sought-after Christchurch location.
