Two adjoining sites on a highly visible corner location in Taupō are available for purchase and will catch the attention of developers and investors given an existing resource consent exists for a motel complex on one of the titles.

99 Kaimanawa Street and 137 Spa Road bring together two strategically positioned properties, offering a combined 1,834sq m of land.

Each property currently holds a vacant residential dwelling that could be leased to generate immediate income of approximately $65,000 per annum.

But with its favourable Mixed Use Zone designation and connectivity to key arterial routes, the long-term value can be realised through repositioning the sites. The existing dwellings also have the potential to be relocated.

Attached to 99 Kaimanawa Street is a resource consent for a 26-room motel complex along with plans, specifications, and pricing. That consent was granted in 2024 and runs until May 2029.

Colliers Brokers Hugh Milloy and Michael Jones have been exclusively appointed to market the properties for sale via deadline private treaty closing at 4pm on Thursday 22 October, unless sold prior. The properties can be purchased individually or in one line.

99 Kaimanawa Street has 974sq m of land and the existing dwelling has 110sq m of floor area. The landholding at 137 Spa Road measures 860sq m and the on-site home spans 129sq m.

As outlined in Taupō District Council's District Plan, the Mixed Use Zone's purpose is to enable a range of smaller scale business and community activities, as the area transitions from its historic residential character to one that provides for a wider diversity of activities.

The provisions applying to both properties allow, among other matters, a maximum building coverage of 50 per cent and maximum plot ratio of 100 per cent, providing greater development intensity than the adjoining zones.

Milloy, Investment Sales Broker at Colliers Taupō, says the existing improvements and underlying landholding give purchasers the ability to consider the offering from an immediate investment perspective or with an eye to longer-term development opportunities.

"The properties benefit from excellent accessibility and connectivity to Taupō's CBD, surrounding commercial areas, and key arterial routes," Milloy says.

"This is an area of Taupō that is rapidly evolving with improved commercial services and new residential development activity taking place."

Benefiting from excellent street profile, the properties sit directly opposite Taupo-nui-a-Tia College and are only a few minutes from the heart of the CBD. Other key amenities including restaurants, retail stores, and supermarkets are approximately 1km away.

Taupō has established itself as a priority events destination in New Zealand with a busy year-round calendar.

The region hosts a marathon, the Lake Taupō Cycle Challenge, Across the Lake Swim, and a round of the highly popular Supercars. Other events include the street art festival and the Taupō Winter Festival, which celebrates food, wine, and music.

Jones, Investment Sales Broker at Colliers Taupō, says the town's reputation as an events hub will drive future demand for further accommodation options in the region.

"Data from Infometrics highlights growth in tourism spending in Taupō in the year to March 2026, up 5 per cent compared with 2025, following the broader trend of a tourism rebound across New Zealand that bodes well for the future," Jones says.

"The properties combination of location, exposure, accessibility, and underlying land area provides purchasers with an opportunity to secure a substantial holding close to the Taupō CBD, with potential to benefit from the continued evolution of the Spa Road corridor."
