Newmarket Central, a brand new boutique accommodation asset that blends refurbished heritage with a modern, hands-off operating model in one of Auckland’s strongest business and retail locations, is for sale.

CBRE is selling the freehold property at 58 Remuera Road, Newmarket, by tender closing on Thursday 19 March 2026.

Set within the original Newmarket Police Station buildings in a prime street-front position, the property includes a 17-room boutique hotel including a separate suite in the historic cells; a retail/café tenancy fronting Remuera Road and the restored Sergeant’s House.

Brad Ross, associate director of capital markets at CBRE, said the asset is being sold with vacant possession and is ready to start immediate trading.

“This is a stand-out investment offering buyers a ready-to-go accommodation business within a differentiated heritage product.

"The new owner will be able to open the doors and start generating income without delay, as the refurbishment and fit-out is fully complete, offering a turnkey investment property.”

The buildings have been refurbished to a very high standard, with a focus on quality accommodation and operational simplicity.

The asset is set up as a self check-in style hotel that can be controlled and operated remotely, without the need for on-site staffing.

The building services supporting this model include room access technology, a comprehensive security system, full mechanical ventilation and underfloor heating with remote WiFi access. Commercial washing and dryer machines are also on site.

This operating format broadens the buyer pool beyond traditional hotel owners, Ross said.

“The way this accommodation asset has been put together will appeal to investors who want exposure to the accommodation sector, but with a straightforward operating model that doesn’t rely on full time on-site management.”

The boutique accommodation component is primarily set within the two-level former police station building, which has been converted into a 16-room hotel with room sizes ranging from 18 to 24sq m.

Eight rooms are on each level, with amenities including king beds, QLED TVs, Liebherr integrated fridges, black-out blinds, air-conditioning, writing desks and kitchenettes with microwaves.

Alongside the main building is The Cells, a feature suite in the original 1909 lock-up outbuilding, which is around 40sq m in size.

The Sergeant’s House, positioned behind the main hotel building, provides flexibility for buyers. The 1909 villa has been fully renovated with high-end appliances and fittings and provides four bedrooms and 2.5 bathrooms, said Ross.

“Initial planning advice confirms the Sergeant’s House could be subdivided to create a freehold stand-alone residential property. It could also be included as part of the hotel offer or as a separate Airbnb-style rental accommodating families or groups.”

Peter Hamilton, director of hotels agency and advisory at CBRE, said the mix of room types and the site’s history give the property a strong platform to build a following.

“Many business and leisure travellers look for accommodation that feels specific to its neighbourhood rather than more generic hotel options.

"The heritage elements of Newmarket Central have been carefully integrated into a modern, comfortable accommodation asset, which puts the property in a strong position to build customer loyalty over time.”

The Remuera Road retail/café space, which was originally a garage for the police station, provides further income-generating potential for the incoming owner.

Significant interest has already been received from potential café operators in creating a food and beverage offering that complements the accommodation business.

The 1,123sqm site is in a high-profile location on the doorstep of one of Auckland’s most active mixed-use commercial centres, anchored by Westfield Newmarket and the surrounding popular retail, food and beverage precinct. Newmarket Train Station is a short walk away and provides access to the Auckland CBD within nine minutes.

Hamilton said Auckland’s busy calendar of city-wide events, conferences and concerts has been a material driver of hotel demand in Auckland, and Newmarket provides an alternative to the CBD while still being close to it.

“Auckland’s full schedule of major events supports high-quality accommodation options like this, with well-located boutique hotels in central-city suburbs offering guests an attractive alternative to the larger-format CBD hotel stock.”
