A ready-made development opportunity is on the market in the Rangiora Business Hub complete with concept drawings for a range of office configurations across two freehold titles at 27 and 29 Kingsford Smith Drive.

The site is offered for sale individually as a 5,659sq m or 7,467sq m title, or as a combined 13,126sq m holding. The land was originally purchased by Mike Greer Homes North Canterbury to build regional offices, before a change in business direction freed it up for a new owner.

Colliers Christchurch Director of Investment Sales Courtney Doig is marketing the property for sale alongside Investment Sales Broker Will Franks.

“The sale creates an opportunity for an incoming purchaser to construct purpose-built premises for their business, or for a developer wanting to undertake a speculative build,” Doig says.

“Purchasers can bank the land as a strategic holding in a sought-after location, work through their own planning process, or move straight into a build using the site’s existing concept plans as a starting point.”

The site’s dual road frontage and clean building platform are key points of difference within the hub – 92m to Kingsford Smith Drive and approximately 91m to Fernside Road.

Zoned Business 2 (Industrial), the site supports a broad range of industrial, warehousing, trade, distribution, service, and commercial activity.

It sits alongside established operators in the surrounding precinct including MainPower, NZ Police, McAlpines Engineering, Hallmark Group, Daniel Smith Industries, and PGG Wrightson.

The location is roughly 3.7km from Rangiora’s town centre, close to the main retail and trade hub anchored by Mitre 10 Mega, Pak’nSave, and Plumbing World.

Commercial real estate funds manager Mainland Capital developed the Rangiora Business Hub to support local businesses servicing the growing population of the Waimakariri District – and the numbers back up the momentum.

The Infometrics quarterly economic monitor for Waimakariri shows that, in the year to the end of March 2026, the district recorded GDP growth of 0.3 per cent, outpacing the national rate, alongside a higher number of businesses, increased tourism expenditure, more commercial vehicle registrations, and lower unemployment than the prior year.

The housing market has been warming up too, with house values increasing 3.2 per cent.

Doig expects the flexibility of the offering – from a single title up to the full combined landholding – to appeal to a wide range of purchasers, from owner-occupiers through to investors and developers.

The property is offered for sale by negotiation.
