A large-scale landholding in the North Shore suburb of Mairangi Bay is being offered to the market for sale and will appeal to developers seeking a site of scale for their next major project.

Located at 20 Noel Williams Place, the site spans 1.28ha and is part of the wider 6.38ha Windsor Park Community and Multisport Hub.

Following an extensive planning process, the land has been rezoned via Private Plan Change 115 from Open Space - Sport and Active Recreation Zone to Residential – Mixed Housing Urban Zone (with formal gazettal to follow). This creates a substantial development opportunity within one of Auckland’s most established North Shore residential catchments.

The rezoning has been carefully structured to retain all existing rugby and cricket playing fields. The land proposed for sale currently accommodates the clubrooms and a junior rugby training area.

Proceeds from the sale are intended to fund the renewal of Windsor Park’s sporting and community facilities, including new clubrooms, indoor cricket facilities, modern changing areas, and improved floodlighting.

Mairangi Bay is characterised by quality housing, extensive amenity, proximity to the coastline, and access to a highly regarded network of schools, including Rangitoto College, New Zealand’s largest secondary school.

Colliers Directors Josh Coburn and Blair Peterken have been exclusively appointed by Windsor Park Community and Multisport Hub Incorporated to market the property for sale and are taking expressions of interest closing at 4pm on Wednesday 28 October, unless sold prior.

The Windsor Park Community and Multisport Hub has been a longstanding part of the Mairangi Bay community for more than five decades.

Established to support local sport and recreation, the wider property has evolved into a significant community asset servicing generations of rugby and cricket participants from across Auckland’s North Shore. The site continues to play an important role in providing sporting, recreational, and social facilities for a growing local population.

The site is subject to the Windsor Park Precinct, introduced through Private Plan Change 115. The precinct incorporates the Medium Density Residential Standards and provides a framework for a range of medium-density residential development outcomes.

The planning framework anticipates predominantly two and three-level built form developments and provides flexibility for developers to respond to prevailing market conditions and product demand.

Coburn, Director of Site Sales & Capital Markets at Colliers, says the combination of scale, residential zoning, established surroundings, and a distinctive community setting presents an opportunity for developers seeking to deliver a quality residential project.

“The sales process has been designed to provide purchasers with flexibility. The Board of the Windsor Park Community and Multisport Hub intends to work with the preferred party to undertake the subdivision itself and establish an agreed pathway through to settlement,” Coburn says.

“This considered approach provides prospective purchasers with the opportunity to submit a proposal reflecting their preferred land requirement, development strategy, commercial terms, and delivery programme.

“While development schemes have been proposed to test the capacity of the site under the proposed planning framework, in practice, the ultimate built form is likely to be influenced by factors such as efficient vehicle access, stormwater management, servicing requirements, landscape integration, and height in relation to boundary controls.”

Peterken, Director of Capital Markets at Colliers, says the property is exceptionally well positioned to benefit from the extensive amenities of the wider East Coast Bays and Albany precincts.

“The surrounding area continues to attract owner-occupiers seeking a balance of lifestyle, connectivity, and long-term residential appeal,” Peterken says.

“Development sites of this scale within Mairangi Bay are incredibly scarce, making this an opportunity that warrants serious consideration among developers.”
