Experienced commercial real estate professional John Davies has returned to Colliers as a Broker in the Investment Sales team and will be based in Auckland CBD.

Davies previously worked for Colliers from 2005 to 2017, having begun his career in property three years earlier with another agency after working in accounting and finance roles.

His financial background gave him a strong base to move into the property sector and he has carved out considerable success in various brokerage roles throughout his career.

Davies specialises in advising clients around estate planning and portfolio management to ensure they are getting optimal returns on their assets.

The return of Davies to Colliers will see him continue working with his long-time clients, many of whom are private investors across the country, while also providing expertise to the Investment Sales team in the various patches they cover.

Davies has brokered more than $1 billion worth of commercial deals across Auckland and nationwide with a particular focus on properties in the $5 million to $50 million dollar bracket across all commercial asset classes.

"It is great to return to a familiar environment and reconnect with some people I worked alongside for many years," Davies says.

"A strong aspect of what I do is centred around delivering my clients accurate and timely information so they can make informed decisions and I look forward to continuing to do so under the Colliers banner."

While the investment market is moving towards an up-cycle following a challenging period of high interest rates and muted economic activity, Davies says this has presented opportunities for certain buyers.

"When we are at this stage of the property cycle, those with good gearing and access to funds can make fast moves and we have continued to see high-quality stock attract interest.

"There will also be more players entering the market as we move towards the end of the year with interest rates falling and a significant number of term deposits maturing."

Among other market trends, Davies says the rise of non-bank lenders is becoming more prevalent as buyers look at different ways to structure deals.

Auckland Director of Investment Sales David Burley worked alongside Davies in the 2010s and says it is great to have him back onboard.

"John is very well connected in the property market across the country and has a wealth of experience to share with our team," Burley says.

"We are hugely excited to have him return to Colliers and we know his expertise will be a great asset to the business."
