With the City Rail Link up and running, Auckland Council has leased nine floors of office space at 99 Albert Street in the heart of the city centre.
In a market-leading deal brokered by Colliers Office Leasing Directors Paul Dyson, Sam Gallaugher, and Rob Bird, the council has moved early to take advantage of the connectivity that will be provided by the new underground rail system.
Auckland Council’s long-term lease at the property spans 8,666sq m and will commence on 1 July 2027.
“With a key lease expiry looming at Auckland Transport’s offices in the Viaduct, Colliers was exclusively engaged to conduct an exhaustive search and audit of all possible relocation options across Auckland CBD,” Dyson says.

“The option that was overwhelmingly compelling was to secure space in the Midtown precinct that is set to benefit from the City Rail Link coming online.
"The building at 99 Albert Street is immediately adjacent to the new Te Waihorotiu Station, tipped to be one of the busiest train stations in the country in the coming years.
“There is also an obvious synergy with Auckland Council’s headquarters nearby at 135 Albert Street. The organisation is walking the talk as an early mover in what will be a revitalised part of the city centre.”
99 Albert Street was recently acquired by Mainland Capital and the Russell Property Group after it was sold by SkyCity Entertainment Group.
The asset was previously utilised by SkyCity for its office operations, but the company will relocate to a nearby property prior to Auckland Council’s lease commencement.
“SkyCity had invested in the building upgrading much of its services and infrastructure, ensuring it presents as a modern and appealing workplace.
"The new owners are expected to develop a new and expanded ground floor foyer and additional end-of-trip facilities,” Gallaugher says.
“Auckland Council’s lease includes the hard and soft fit-out, greatly reducing their ongoing accommodation costs.
"Timing is everything and the council has taken advantage of available space in an area that we expect will see heightened demand in the next 12 months.
“Considerable public infrastructure spend into the Midtown area means the precinct is now starting to reap the benefits with increased private sector capital, leasing activity, and occupier interest.”
Meanwhile, this move means the current Auckland Transport premises at 20 Viaduct Harbour Avenue will be available for lease from July 2027, with Gallaugher and Dyson exclusively appointed to market the space.
There are four contiguous floors, each measuring over 2,000sq m, creating a total leasing opportunity spanning just under 9,000sq m.
“Given both the hard and soft fit-outs are available for incoming tenants, the new occupiers can potentially just walk right in,” Dyson says.
“There are excellent on-site and nearby car parking solutions, which will be appealing for future tenants. The floors are available on a short or long-term basis with a range of options available such as taking a singular floor or multiple.”
The Viaduct precinct is one of central Auckland’s most sought-after office locations.
