The exponential growth of transport and logistics in Christchurch is fuelling demand for facilities that are specifically designed for the fast-paced sector.
Cost efficiencies are luring more North Island businesses south as they split their distribution centres between Christchurch and Auckland, with the ease of transport a main driver.
Against this buoyant backdrop, Sam Staite and Mark Macauley of Colliers Christchurch are marketing a prime investment at 160 Waterloo Road, in Christchurch’s ever-popular Hornby, which is for sale by deadline private treaty closing 20 March.
The offering is anchored by transport giant Mainfreight, which has based its ‘Mainfreight 2 Home’ business at this site since 2019. Tailored for transport and logistics operators, previous tenants include Peter Fletcher Transport and Toll Group.

“This is exactly the sort of property that transport operators are seeking, tailored to their particular requirements. Vehicle and warehousing efficiency are key, making this property a highly attractive option with its drive-around loop allowing every bit of the yard to be fully utilised,” Staite says
“Investors are back in the market looking for opportunities. Waterloo Road typifies what they want – properties with excellent growth prospects and low rental rates.”
Sitting on a 1.3692ha site, the building comprises 5,024sq m of space, including a 3,705sq m warehouse, an office spanning 626sq m, and canopy of 694sq m.
Hornby is arguably Christchurch’s most keenly sought industrial location, given its easy access from State Highway 1 to all areas of the city via the recently completed western bypass linking the north to the south.
“Key infrastructure such as Christchurch Airport and Lyttelton Port make Hornby highly appealing for transport operators,” Macauley says.
“It is one of the most sought-after industrial hubs in Christchurch and is home to the major transport and logistics providers as well as our city’s largest distribution centres, including Foodstuffs and Woolworths.”
Macauley says as Christchurch continues to expand south, the Hornby industrial location is going to continue to experience strong demand.
Nearby amenities to Waterloo Road include a large shopping centre, bulk retail hub, and trade retail precinct.
