The landmark low-rise was designed for and previously occupied by the highly respected Trengrove, Trengrove & Marshall architects (now known as Totem Studio Architects) since its construction in 1961.

Earlier this year, local property developer Justin McDonald bought the gem amid fierce bidding at auction.

Located at 82 Oxford Terrace, in between the medical precinct and CBD and opposite the Memorial Wall, the building is being marketed by Brynn Burrows, Director of Office Leasing at Colliers Christchurch.

One tenant could occupy the entire space of 347sq m, or it could be split into smaller tenancies from 30sq m up. On-site car parking further enhances its appeal.

A seasoned property developer, McDonald sees opportunities aplenty in Christchurch.

“A lot of the Christchurch CBD is still undervalued compared to other parts of New Zealand. Christchurch has a big future, especially for that spot which is truly special.

"I was born and bred here and love it. I had a look around elsewhere but there was nothing comparable to this property. If I could, I would buy more in that area.”

While McDonald has bought and sold plenty of properties previously, 82 Oxford Terrace is for keeps.

Demand is high for office space in the CBD with businesses keen to be an integral part of the city’s increasing vibrancy, Burrows says.

“Any available spaces are few and far between, as office vacancy continues to be at a record low. With Christchurch bucking the economic trend of the other main centres, a lot of businesses are in growth mode and searching for larger spaces.”

Burrows says the city is into its second phase of rebuild development with construction activity throughout the CBD but particularly focused on the area east of the core, around High Street.
