A striking 1960s home on one of Auckland’s most expensive streets is up for grabs for what could be a bargain price.

Set high on a 1345sqm section on the side of Mount Hobson, 19 Market Road is being sold with concept plans for a spectacular modern build by Chris Tate Architecture.
The vendors are also willing to sell their home at a discount. The OneRoof listing for the property states it will sell for “well below” the market valuation of $4.9 million.
The vendors bought the property in 2021 for just over $3.3m but were in a position where they needed to sell, and were even considering swaps to get a deal over the line.

REMAX listing agent Ketan Patel said the concept plans by Tate - the man behind New Zealand’s famous Bunker House - were a big drawcard.
“He has come up with a design that is a very low-scale high-end design, but he can make it grander and go up to, maybe a $10m design if wanted. So it would be a one-of-a-kind property,” Patel told OneRoof.
“We’ve talked about completely changing it as well. If someone wanted something grander, like a bunker system with a car park, a rotating turntable, a swimming pool that goes across the width of the entire land above instead of a spa pool. So you have a kind of beach cabana vibe at the top with a sauna and day beds and all sorts."

The owners originally lived in the home, then turned it into a short-term rental. “It has three income streams: the main house, a little studio, and the dwelling at the back.”
The home also boasts a superhero mural created by renowned graffiti artist GASP, a Tiger Turf courtyard, and panoramic views.
“There’s a single house zoning, so it is technically subdividable, but I believe it is probably more for someone who wants to build a dream home in a high-end location with great school zoning and the most spectacular views,” he said. “You will not be able to buy a view like this in the future.”

It’s not the only untouched classic in the neighbourhood to hit the market. Around the corner at 20 Mount Hobson Road is a three-bedroom brick and tile home that’s on the market for sale for the first time in 59 years.
Barfoot & Thompson listing agent Rawdon Christie told OneRoof: “It’s a 1940s home and they’re probably the second owners. It was a very different outlook [when they bought it]. It was much more, a much more leafy outlook across to the south.”
Christie said that the vendors had raised their children in the home decades ago, but now it was just the two of them. The section was large and steep, and the couple needed to downsize.

“They’ve probably been there longer than anyone else in that road. They’ve absolutely loved it. The steepness of the site has become a little bit too much to handle. That’s the main reason why they’re now having to move out.”
The home sits on 1361sqm of land and was listed earlier in the year with the expectation that developers might be interested. It was relisted on November 4, with Christie and fellow agent Steve Hood, and the vendors are now realistic, Christie said.
“It’s a reluctant sale because they’ve loved it so much. The vendors are now in a situation where they need to go somewhere smaller because it’s such a big piece of land.”
The family is realistic that the home may be bowled if bought by a developer. “They have emotionally made the decision that actually, once they’ve gone, they’ve gone. They’re more than happy for it to go to a family to use the bones and make something pretty special as a home with a large swathe of garden opening onto the mount for a lifestyle. Or a developer is going to go in there.”

Just what could become of the two properties can be seen around the corner at 8 Mount Hobson Lane, which is for sale by tender with Graham Wall, of Wall Real Estate.
“The architect is Pete Bossley. He says the house is two individual but congruent rectangular forms, linked by a glazed circulation area, separated for privacy, but coming together in the living areas for an extended family,” Wall said.
The owners had three school aged children when they bought an old 1940s cottage that stood on the site in 2017 for $3.4m. The family bowled the old home and built brand new in 2020, creating the perfect home for their family, Wall said.
“It’s a wonderful house for a family with children. One, because it’s kind of walking distance to Dio and St Kents and St Cuth’s, Epsom Girls Grammar and Auckland Boys Grammar. And then walk up the street the other way and you’re at King’s Prep. So it’s walking distance to some of the best schools in New Zealand.”
The home has five bedrooms, three bathrooms, over 407sqm and sits on 670sqm of land. Now that the children have left home, the family is selling up, said Wall. “It’s just too big for two people. It’s the ideal house for a young couple with children who can afford $9m or $10m.”
