A pimped-out shed in north Hamilton has sold under the hammer for $970,000 – just over $70,000 more than what it fetched last year and almost $400,000 above its RV.

A local buyer managed to beat a developer to own the sleek black shed on Horsham Downs Road, in Rototuna North, at the heated auction this week.
They plan to live in the shed and store cars in the remaining space.
Wednesday’s auction for the one-bedroom property attracted four registered bidders and kicked off at $860,000. Competitive bidding saw the price rise to $940,000 at which point the auction paused for negotiation. The property then came back to the auction room at $950,000, triggering another round of frenzied bidding before the hammer came down.

Lodge agent Yvenna Yue, who marketed the property with colleague Craig Annandale, said the shed had attracted a lot of interest, with 14 groups through the first open home.
It was built in 2018, originally as a farm shed, but received a code of acceptance last year, allowing it to be used as a residence.
A lot of people liked the idea of living in a shed, she said, while developers wanted to make use of the existing resource consent to build four townhouses on the 849sqm site.

The 252sqm shed comprised three large, carpeted bays. The main bay had the kitchen, the bed and the living area, as well as a drop-down projector. There was also commercial air conditioning and a wood burner.
The new owner plans to live in it as is, but larger families looked at reconfiguring the space and adding proper bedrooms.
The property also boasted a CCTV security system and was behind electric gates.

It is the second time the property has changed hands in a year.
The vendors bought it off-market from a developer for $900,000 in June 2025. They had initially planned to add bedrooms to it, but the lure of moving to a lifestyle property proved too great, so they listed it.
Yue said the vendors were “over the moon” walking away with a $70,000 profit in such a short time.
