The land it sits on is also so special that the developer, Bastiaan Struijck from Gosling, entered into a fierce bidding war to secure it.
“It was the middle of winter and this site on Tamaki Drive came up and I couldn’t believe it – beachfront in Kohi, the Eastern Bays’ best beach.”
“We had it under contract within seven days and it was incredibly exciting. The first call I made was to Nat Cheshire.”
Struijck cites a trip he took with Cheshire Architects to their recently designed Tara Iti Clubhouse as inspiration for the project.
“I remember it so vividly, they were very proud of it. It’s absolutely breathtaking and I thought that I’d love to be able to do something like it, but where?”
With the land secured and the project architect from the Clubhouse onboard, the team set about designing something absolutely beautiful and befitting the prime beachfront position.
The profile of the purchaser has been carefully considered and catered for, who Struijck describes as a “downsizer from the Eastern Bays looking for something really, really incredible.”
“Grandkids can come and stay and play on the beach in front and visitors can come and enjoy the views.”

“We joined forces with them for the kitchens and wardrobes and that’s why our display suite is in the Molteni&C Showroom in Parnell.”
“Their work is so beautiful and we knew they had to be part of this development because the kitchen is such a focus of the living areas.”
Ease of liveability is assured here, with sunny, warm, temperature-controlled home environments.
“We spent a lot of money on acoustics and are well in excess of all the requirements. We’ve really stepped up there to meet the needs of for people who love the energy of being immersed in Tamaki Drive, but want peace and quiet when it’s needed.”
Tamaki Drive is arguably Auckland’s most iconic waterfront strip, so being part of a community and enjoying great social connection has also been considered in the design.
“We created beautiful spaces at the front of the building and a lot of sun and natural light, which people love.”

“You can imagine the look and feel - very Cheshire and absolutely timeless.”
“What’s also really important is that it’s low maintenance. People don’t want big body corporate costs so we’ve designed it in a way that the levies and maintenance costs will be very low here.”
After a soft launch with great response, Struijck says the biggest question has been, ‘when will it be built?’
“Construction has started and demolition is in full swing. We’ve got a construction program and we are finishing in August next year.”
“The building itself will go up quickly because it’s a simple, fully concrete structure. That’ll be finished in November, in fact. The fit out, custom-made brick façade and all of that Cheshire care is what takes the time.”
“We’ll be wrapping it so we don’t experience any weather delays as we understand time is critical for our buyers.”
Foss says that living here will be a unique, boutique experience and the Cheshire connection speaks for itself.
