Celebrating an extraordinary location embracing the Ōmokoroa Golf Club in the Western Bay of Plenty, this collection of five luxury lifestyle sections makes up one of the region’s most unique and exclusive enclaves.
Known as The Clubhouse Residences, the private gated-like community provides a dream canvas for purchasers to create their own idyllic residence in one of New Zealand’s most pristine slices of coastal paradise.
It’s been developed by Andrew and Frances Holliday, who own the wider Ātaahua Estate and where Frances runs the property’s luxury lodge, The Villa, as world-class boutique accommodation. The couple – along with their five children – moved back from Sydney and have lived on and developed the estate over the past decade.
Their active family has loved the special location for its outdoor pursuits – playing golf, tennis, basketball, soccer, rugby, swimming and motorbiking – as well as the tranquillity, solitude and sense of pure escapism it offers them.

After an intense last five years, which included selling their NZX-listed business and Andrew having spinal surgery and fusion for a broken back, the couple has decided to simplify their lives and rationalise their nearly three-hectare property by developing The Clubhouse Residences.
“The Clubhouse Residences offer a unique and exclusive opportunity for a select few to dream, build, live and play their best life. There is simply nothing else like it,” says Andrew.
“Living next door in our luxury villa with a rebuild value in this location in excess of $15m, we wanted to make sure whatever is built around us is complementary and complements the land itself. We wanted to protect the land against intensive development – and have fought hard to limit the offering to five large, luxury sites.”
The north-facing parcels of land are flat, generous and with offset building platforms showcase unobstructed viewpoints. Lot sizes range from 1741sqm to 5450sqm and building platforms for each residence range from 932sqm to 1502sqm.

Lot 4 has an unlimited building platform and an existing 322sqm cedar weatherboard home with four bedrooms, three bathrooms, a pool and five-car plus garaging.
Approximate building platforms are limited to each residence dwelling only. Overall site use for ancillary structures including, but not limited to, parking, pools, tennis or pickleball courts, will be subject to the design guidelines.
From a construction perspective, all the hard preparation work has been done here. Resource consent and engineering consent have been approved and civil works are completed, with all services to each site. Titles are available from this quarter.
Design guidelines, building covenants and design controls are also in place to preserve the architectural harmony and privacy of the estate, as well as the quality and value of each residence.
“There’s opportunity here to build some very unique residences to complement what we own next door,” says Andrew.
“It’s the last of that flat, established and expansive land on the golf course offering tranquillity, amidst the established trees and green belts , which means great birdlife, whilst still being within walking distance of the expanding Ōmokoroa Beach amenities.”

The Clubhouse Residences have direct golf course access via a private right-of-way to the 14th tee, as well as being handy to Ōmokoroa Beach’s coastal walkways and cycle paths. Ōmokoroa Beach is also within close proximity to Tauranga, Mount Manganui and Waihi Beach, and is 20 minutes from Auckland by helicopter.
Andrew says the area just keeps getting better and cites the recent sale on Pahoia Peninsula – which is reported to have obliterated the Bay of Plenty’s house price record of $11m.
“There’s been a lot of infrastructure put into Ōmokoroa Beach, which makes it very appealing now for anyone who wants privacy, but still wants proximity to services and the ability to walk or ride anywhere. You’re not isolated, it’s big enough to be tranquil but you’re still in the middle of town. If you’re looking for elegant, flat, manageable land with great proximity, this is definitely the spot.”
Lewis Guy, from Cooper & Co, is marketing The Clubhouse Residences with Chelsea Docking and says buyers can build their dream home here and that they’ve had plenty of off-shore enquiry.
“It might not be a fulltime home for these people – they might be all over the world – and it’s somewhere to escape to. Ōmokoroa Beach a real hotspot, people love it there and it’s really cranking and growing. It’s a lifestyle.”
