The abandoned house at 4 Puketiro Avenue, in Northland, has million-dollar views and is heading to auction next week after a short campaign.

The vendor bought it for $804,500 in 2021 to develop after the council forced the previous occupant out with a “dangerous and unsanitary building” notice in February 2021.

Neighbours knew it well, as piles of belongings had been stacked high through the broken windows.

The vendor had planned to clear the unsafe building and replace it with multiple dwellings.

However, their plans changed, and they have been looking for a new owner since the start of 2024. Price expectations have dropped significantly since then, from $799,000-plus to $599,000 before the listing was withdrawn earlier this year.

Bayleys agent Rob Duncan, who has just taken over the listing for the derelict four-bedroom concrete home with colleague Ben Atwill, said there was a much greater urgency around the sale now.

“The vendor needs to sell it. He needs to get it off his books," he said, adding that buyers should ignore any previous price indications.

“Absolutely disregard the price it has been previously marketed at because it’s going to auction, the market will dictate the price.”

Duncan said the unconsented plans drawn up by the vendor could also be included in the sale. “You couldn’t renovate it. It’s still subject to a dangerous building notice,” he said, adding that viewings were strictly by appointment only.

The value in the property was the land minus the cost of demolishing the derelict building, he said. The property has a rateable value of $730,000, including an improvement value of only $100,000.

“It’s really for builders, developers or land bankers… It’s an incredible location. It’s got great views over Wellington City and right out to Cook Strait.”

Duncan was unsure why the vendor needed an urgent sale, but said the instructions had been very clear: “They need to move it off the books. At the end of the day, with an auction, it’s whatever will happen on the day. That’s the beauty about it.”
