A “less is more” ethos has proved to be the winning formula at Auckland’s Karaka Village.

“The total land area is around 80 hectares and so under normal density you would fit around 1500 homes on land of that size, but we’ve chosen to only do 850,” says Adam Reynolds, director of developer Cappella.

“The purpose of that was to try and create a really special place to live.”

Reynolds says they are appealing to first-home buyers, small families and downsizers primarily here, and offering these purchasers a chance to enjoy all the benefits of this beautiful country community, as well as a high-quality new build.

“It’s our more affordable product and will be a total of 83 homes. We’ve completed 14 and we’ve got another 25 under construction,” Reynolds says.

The thoughtfully designed residences come in both standalone and duplex configurations, on sites ranging from 148sqm to 208sqm. The wider Karaka Village development has taken inspiration from Karaka’s farming legacy, with a focus on green spaces and a community-centric ethos.

“It’s got a whole series of walking trails, open spaces and parks, as well as our Village Green. We also have some livestock onsite and a series of walkways down to the stream and back up through the subdivision to what’s going to be our retail area.”

Resource consent is issued for the 2ha zoned town centre and the first stage is due to start around the middle of 2026.

“We’re going to do a main street concept, rather than a traditional shopping centre,” explains Reynolds.

“It’s more like a Matakana main street, a bit more classic. Rather than use one architect, we’ve gone out to three different architects with the same brief and they’ve come back with different packages for the different buildings, so that we get a nice variety down the main street.”

“We’ve titled around 350 sections so far and out of the 850, so we’re a third of the way there. It’s a long-term project for us and it’s just going to keep getting better.”

Bayleys residential sales specialist Amy Kitto says at six metres wide, these houses feel much more like a home than many other townhouses, which are generally just four metres wide.

“They’re also priced so competitively and we’ve definitely seen an uptick in enquiry and transaction levels,” she says.
