Haddleton's four-bedroom Arts and Crafts-style home, designed by award-winning architect Greg Noble almost 20 years ago, was snapped up just before Christmas after nearly a year on the market.

Haddleton told OneRoof that the sale was "bittersweet".

“It’s been a magnificent family home. This is a new year and a new beginning in every aspect,” he said.

Haddleton and listing agent Aaron Reid, from New Zealand Sotheby's International Realty, declined to comment on the price but the beachfront property has 2021 CV of $11.5m and Haddleton had told OneRoof last year that the build would cost around $15m today.

Haddleton had bought the Park Avenue site in 2003 for $3.8 million and commissioned Noble to build a European-style spread.

The elaborate build took three years and involved 100 tradespeople, with specialist craftsmen assembled by an “old school master builder”. The interiors feature striking Italian chandeliers, fine wallpapers and European furniture.

Haddleton and his late wife Sue bought the modern new-build next door in 2019 for $11.75m and a five-bedroom home to the rear on William Street for $5m a year later.

They planned to bowl the homes and build a large mansion overlooking the beach, again using Noble. However, Haddleton abandoned the plans and put the properties on the market for sale following the deaths of Sue in 2022 and their son Matthew in 2023.

Haddleton praised Noble's work in an interview with OneRoof last year, describing his designs for the now-abandoned mansion as a "classic.".

"It was beautiful. As an exercise in design, it would be a beautiful thing to see,” he said.

He added: “Sue and I were traditionalists. We loved traditional craftsmanship and we wanted to keep those skills alive.

“Greg had a passion for England, and we had a passion for England – there was a meeting of the minds. He comes with me to Europe every year. We just love stopping off in towns and villages to just explore, looking at architecture. We have a fantastic time.”

Haddleton is two years into another likely three-year build of a Noble-designed home at his farm north of Auckland, which had become his new "centre of gravity".

Still on the market with Reid is Haddleton's Brent Hulena-designed house at 25 Park Avenue. The property, which has a CV of $12.15m, features six-metre stud ceilings, a swimming pool, and an outdoor fireplace, and is surrounded by pohutukawa trees.
