72 Portside Drive offers investors a secure, long term industrial income stream in one of New Zealand's most tightly held industrial precincts. Positioned close the Port of Tauranga, the country's largest export port, this quality facility sits on 9,643m² of land in a location where vacant industrial land is almost impossible to find.
The property is fully leased to Farmers Industries (New Zealand) Limited, trading as FIL New Zealand, a wholly owned subsidiary of the global GEA Group. GEA is listed on the Frankfurt Stock Exchange and is a member of Germany's DAX index, with 2025 revenue of EUR 5.5 billion. FIL has occupied the site since 2007. The building serves as its national headquarters and manufacturing base, from which it supplies farmers throughout New Zealand and in export markets overseas.
FIL has committed to a new nine year lease from September 2025, with two further six year rights of renewal taking final expiry to 2046. The property returns net income of $862,932 per annum plus GST and outgoings. Rent grows through annual CPI reviews, capped at 2.5%, and three yearly market reviews. With the tenant paying 100% of outgoings, the lease gives a purchaser both certainty now and the ability to capture rental growth over time.
The purpose built facility provides approximately 4,917m² of rentable area. It combines a high stud, concrete tilt panel warehouse and processing building with a modern two level office block that includes quality control and research laboratories. Separate covered loading canopies, full drive around access, generous yard space and 26 onsite carparks make for a highly functional site. Its specialist fit-out and significant replacement cost underpin both the tenant's long term commitment and the asset's enduring value.
Opportunities of this calibre in the golden triangle are rare.
