The owner has decided to follow her late husband’s wishes and finally list the 1712sqm section they bought together more than 50 years ago.

224 Beverley Terrace, in Whangamatā, which has an RV of $7.8 million, is home to the couple’s basic four-bedroom bach, which looks over the dunes towards the sea.

Following her husband’s death in 1989, the owner moved to the property permanently and has lived there ever since.

“It very quickly became her heaven on earth,” a family member told OneRoof.

However, a change in circumstances and the need for more assistance meant she was now moving to a retirement village in the Waikato.

The woman’s late husband had some firm ideas about what should happen with the property. One was that she should sell it, and the second was that they would not subdivide it while they owned it.

“Mum and dad saw [other] properties cut up, and they were determined not to do that to 224. It is the last undeveloped beachfront section in Whangamatā, and mum now wants other people to enjoy it.”

Another family member told OneRoof that the bach was more than just a holiday home. “It has always been one of my favourite places for fun and relaxation.”

Bayleys listing agent Dale Sholson said the property was the largest underdeveloped site in the town and seemed to “tug on the heartstrings”.

“Currently, the feel from the buyers is to split it into two. Basically, they recoup some of their money by selling one off or building two homes.”

He said the RV of $7.8m was consistent with other beachfront properties on full sites.

Whangamatā’s highest sale price is $7.85m, achieved in August last year for an architecturally-designed waterfront home on Beverley Terrace. There was also another sale of a modern beachfront home on Pipi Road in 2024 that had been tipped to be the town’s most expensive, but the price has never been made public.

Sholson is also selling another beachfront property at 106 Pohutukawa Crescent, in Whangamatā for less than RV. The seven-bedroom, two-bathroom property has an asking price of $5.995m and, like Beverley Terrace, has been in the same family for more than 50 years.
