The seven-bedroom holiday home at 106 Pohutukawa Crescent is for sale for $5.4m – a high price but well below the $6.65m the vendors wanted when they first listed it in early 2024.

The discount is the latest in a string of price drops and reflects the vendors’ determination to sell.

Bayleys listing agent Dale Sholson said his clients had decided to meet the market. “In my opinion, if you want absolute beachfront in Whangamatā, this would be the best buy.”

The property, which has an RV of $6.3m, has been owned by the same family for 57 years. It started life as a modest bach, but over the years, it has been renovated and extended.

Sholson said it was designed from the outset as two homes in one. In addition to the seven bedrooms, the property boasts two bathrooms, two full kitchens, and living areas on separate levels.

“When you go into the property, you can just use upstairs or just use downstairs. The only thing that is shared between them is the laundry,” Sholson told OneRoof.

Beachfront properties in Whangamatā typically sell for a premium. A vintage bach sold under the hammer for $8.5m in “as is, where is” condition at the end of last year, while a modern beach mansion on Pipi Road is believed to have been sold for a record-breaking sum.

Whangamatā Real Estate branch manager Leah Gordon said the beach town was the Coromandel’s most desirable, with entry-level beachfront properties starting at around $5m.

Her agency has listed a five-bedroom, five-bathroom property tucked behind the dunes at 106 Tuck Road. It is for sale by negotiation and has an RV of just over $5m.

Gordon told OneRoof that older baches were increasingly harder to come by in the town. “You are getting better properties because people are putting money into these properties.”

She said Whangamatā was popular with buyers because of the beach, shops, cafes, and its proximity to the bigger cities.
