Buyers in Winton have a choice between a stately home priced at just under $1 million and a modern country spread built by supermarket magnates for twice the price.

Arizto agent Aniel Chandra is selling Grange Manor at 62 Grange Street for $996,000. The five-bedroom home is one of Winton’s first.

It was built in 1924 and originally sat on 30 acres, extending from Grange Street to Welsh Road. These days, the grounds are a more manageable 1879sqm in size.

The vendors told OneRoof they bought the property in 2021 for $635,000 as a project. They had grown up in Auckland, but found they could get a lot more for their money in Southland.

The property had been rebuilt almost from the ground up in the 1990s following a devastating fire, but the couple saw an opportunity to bring it up to modern standards.

“It needed an overhaul. It was outdated. We painted, put in a new kitchen and a new bathroom, woollen carpet, heat pumps, a third fireplace, full landscaping, and schist on the face of the garage and the entrance,” they told OneRoof.

The couple said the town was a great place to raise a family, and had most of the services and amenities on offer 30km away in Invercargill. “It has daycare, a toy library, and playgrounds. For young people in their 20s who want to buy a first home, it’s perfect.”

They added: “There are three salons, and you can even get Botox done. And for retirees, it has a bridge club. It has everything.”

Another option for high-end buyers is 32 Talboys Drive, a four-bedroom modern mansion 2km south of Grange Street. The property, which is listed with Todd & Co agent Mike McCurdy, is seeking offers over $2m – almost quadruple the town’s median sale price.

The property was built for local supermarket magnates Gwenda and Graham Molloy, who opened the town’s first New World in the mid-1980s. The couple retired in the 2010s and built their dream home on a 1606sqm section on the edge of town.

Their granddaughter, Todd & Co agent Casie Simpson, said they had spent four years building the house and bought only the best. “When they built this house, they wanted it to be grand in every aspect,” she told OneRoof. “It was their dream home.”

Simpson said her grandparents only lived a few short years in the home before they died, and that the family had now decided it was time to sell.

A sale at $2m-plus will be a record for the town, but for vendors in Winton the heat is being felt at most price points.

Property Brokers agent Brenda Caldwell said after a quiet quarter, the town’s housing market was on the up again. “We’re beginning to see the return of multiple offers on properties, which is fantastic,” she told OneRoof.

“We are seeing some out-of-towners, buyers returning to be closer to their families or looking for a slower pace of life.”
