James Sutherland, from CMP Living, explains that their big focus is delivering premium housing that can be well lived in, and that the design and location are also major factors.
“Sites like this are hard to come by and with our developments, we want them to be integrated into the community and surroundings, rather than trying to squeeze thousands of houses on the one site.”
The land at 45 Paunui Street was already extensively planted, landscaped and filled with well established tropical greenery, which has been woven into and used as a base for the new design.
“In our landscaping design we’ve tried to reuse some of those trees and that paving and beautiful basalt rock that’s currently there, which is something you don’t really get in a new development.”

The residences themselves are all different and have been uniquely designed, and come in a choice of three earthy-hued colour schemes.
“Bare Architects and GDW have taken a lot of time to individualise them to the site, making sure they each enjoy the best aspects and plenty of light and sun. The three different colour schemes all talk to each other but are slightly varied.”
While these homes will be a dreamy sanctuary for young professionals, it’s the area’s downsizers they’re really built for.
“They’re incredibly low maintenance so it’s easy to get away on the weekends, plus you’re in a brand new building with a 10-year warranty on it. The three-storey ones also have internal lifts, so that allows flexibility if the buyers are a little bit older.”
Ben Sutherland, from Bare Architecture, says he was inspired by the flora and fauna of the special site itself, as well as the stonework and landscaping that was already in place.

“We wanted it to have a tropical feeling, like when you go on holiday and you stay at really nice accommodation by the sea. I dubbed it ‘Paunui Resort’ because it’s like living at a resort that you get to go back to enjoy every single day.”
It’s a secure, gated community, tucked away down a long driveway and facing north and the clever layout is both private and community-focused.
“It’s designed around this central core, so that in public spaces like the driveway and entrance, moments of connection are created. Then everyone also gets their own private space and yard where they can sit and relax.”
Inside, all surfaces and finishes have been curated to be timeless, elegant and stand the test of time.
“We’ve steered away from anything that could be considered too ‘trendy’ or of the moment and gone with a very classic style, but obviously in keeping with the external architecture.”

Carl Watkins, from Barfoot & Thompson, says that the team can set up serious prospective buyers with a meeting with Bare Architecture.
“They can make interior changes at this point when they’re buying off-the-plans. We can still make tweaks, like if somebody needed a chair lift for example, we can do all that sort of stuff at the moment. We can make them bespoke. Getting buyers a meeting with the architect is something quite special on this project – I’ve never been able to do on any others.”
