Construction is underway at Eleven Coates, a brand new development of five architecturally designed residences in Orakei.
The prestige of the neighbourhood and its existing homes, as well as a commitment to providing high quality at every opportunity, were key motivators for developers Bare Construction.
Homes 1, 2 and 5 are standalone homes of around 165-167sqm, with three bedrooms and 2.5 bathrooms. Home 3 and Home 4 are a duplex, each with three bedrooms, three bathrooms and future-proofed with a lift. All have internal garages, smart home technology and integrated appliances.
Ben Sutherland, from Bare Architecture – the design arm of the business, says at the outset, the site spoke for itself.

“It’s a great location with great views, so we wanted to design something that was in keeping with the neighbourhood and that looked timeless. The idea was to create a sense of quality and intent from the moment you arrive – even in the driveway – so it feels immediately clear that everything has been carefully and well designed.”
Bricks are the common thread throughout and, coupled with the light cedar and landscape architecture, strike that perfect balance of classic and contemporary. Differentiation between the buildings was another key consideration.
“We wanted them to look like they were part of one development but for each to have their own identity. So each one is slightly different – orientated towards the unique view and aspects of that particular site.”

Bare worked carefully with the natural terrain and sloping section to maximise the sun and views, capturing the very best of the north-west orientation.
“The three two-storey standalone homes present a cohesive architectural style, while the three-storey duplex adds a distinctive modern European character. The duplex works well sitting in the middle because they get amazing views being one level up. They were orientated a little bit more looking out over Auckland and the harbour.”
In terms of interiors, Bare have drawn on their significant experience in building, designing and finishing very high-quality, standalone homes.
“We wanted to bring in some of that materiality, which includes really nice timber floors, natural stone, good lighting, high ceilings and really well thought-out joinery.”

Kitchens are the social hub of the homes and boast Italian granite islands, stainless steel benchtops and timber cabinetry. Outdoor living areas have been carefully considered and designed to become an extension of inside, with every aspect of each site maximised and enveloped within beautifully landscaped native planting.
“We want the outdoor areas to be functional and comfortable and for people to spend as much time out there as possible.”
Feature brick fireplaces are a stylish addition and the standalone homes have pergolas to provide extra shade. The duplexes also have top-floor balconies that showcase stunning Hobson Bay and city fringe views.
While the layout and low maintenance lifestyle here will suit young professionals, Sutherland says the area’s downsizers were the target audience.
“There are a lot of big houses in the area and most people who live there want to stay and be close to friends and family, but ultimately need to downsize. These are low maintenance and really easy to live in.”

The Orakei site is a currently hive of activity.
“The slabs are down and framing is arriving next week, so we’re working through all the steps. As we are also the construction company, we control the outcome and quality and keep a good hand on how things are looking. At the end of the day, quality is the core aspect for us.”
Carl Watkins, from Barfoot & Thompson, is selling the development and says this neighbourhood is superb.
“Coates Avenue is one street up from Paritai Drive, so its location right near Fenton Circus is one of Auckland’s best. Some have some pretty commanding views which is a bonus and they’re very stylish. They’re under construction, and expected completion is Q3 2026.”
