A super-sized Christchurch home that once boasted its own chapel has been snapped up after a flurry of interest from families looking to get into the city’s top school zone.

The stone mansion on Garden Road, in Fendalton, was built more than 25 years ago by a reverend, who included a private space for worship and prayer above the front entrance.
Prominent Christchurch couple Nick and Aliana Regos bought the property four years ago, and gave it a breathtaking makeover, converting the chapel into an ensuite and giving the interiors an “X factor” look.

The five-bedroom, five-bathroom home featured in NZ House & Garden magazine before hitting the market, with New Zealand Sotheby’s International Realty listing agent Gerard Bligh telling OneRoof that his clients had completely transformed the home. “It’s pretty sexy inside,” he said.
However, the property’s biggest drawcard for buyers was its size. The footprint was 650sqm. “In Christchurch, that’s quite a big house, so we had quite a lot of people with teenage kids [showing interest],” Bligh said.
The house hit the market in November and was sold a month later to a local family after receiving multiple offers.

Bligh, who marketed the home with colleague Sean Lines, declined to reveal the sale price until after settlement, but the property had an RV of $6.15 million.
“Every time we did an open home, we would have 10-plus groups, and I think over 50 groups during the course of four weeks,” he said.
“Garden Road is locally quite sought after. It’s probably one of the handful of streets that people really aspire to be in. They don’t come up all that often along that road.”
The Garden Road sale follows several big deals in the Fendalton area, which Bligh said seemed to give buyers confidence.

The most notable sale in Christchurch in recent months was that of a 110-year-old heritage home in nearby Saint Barnabas Lane. It sold in November for a record-breaking $9.55m after only two weeks on the market.
Developer Richard Peebles and his wife, Suzanne, bought the home in 2015 and spent millions of dollars bringing the home back to life. The large property came with a guest house, indoor pool, and tennis court, and was bought by a local family as their forever home.
Meanwhile, development land in the wealthy neighbourhood is also setting records. Just before Christmas, a quake-damaged home on Helmores Lane sold under the hammer for $2.5m.
A Christchurch buyer bought the property and planned to demolish the “as is, where is” house and build their dream home on the 645sqm site.
Bayleys agent Adam Heazlewood told OneRoof last month that the sale price was impressive, noting that most of the interest had come from families and downsizers who wanted the spot.
“Realistically, you can’t buy land in that area, and the options available are limited, hence the degree of interest.”
He said the price worked out at $3875 per square metre of land, a record for the area and every Christchurch suburb outside the CBD. “Next to nothing has cracked $3000 per square metre, let alone close to $4000 per square metre. It’s a goodie.”
