The only reason the owners are selling this exceptional clifftop home is an overseas move for family and lifestyle reasons.

Perched securely above Hobson Bay on Burwood Crescent, the residence commands uninterrupted panoramic views that stretch from its infinity pool to the water below, with sky above and Auckland’s skyline beyond. It is a setting that offers a constant sense of escape and a private sanctuary suspended above the bay.

Life here naturally unfolds outdoors. Landscaped terraces, a heated infinity pool and an open-air fireplace create an inviting environment for entertaining or quiet reflection. Bathed in afternoon sun year-round, the home is perfectly positioned for lingering sundowners and long summer barbecues on the deck.

Homeowners Sabine and Nick Bowden lived in the property for four years before undertaking a comprehensive transformation between 2020 and 2022. Faced with the choice of rebuilding or renovating, they chose to preserve and elevate what already existed.

“It became clear that we wanted to keep the home and bring it into the present. There is a wonderful feeling here, not just as a family home but as a place for everyday living. It has soul. It’s a feel-good home,” says Sabine.

The renovation involved a full interior rebuild while carefully preserving the character of the original two-level Arts and Crafts-era residence. A substantial southern extension introduced a new garage, media room, additional bathroom and a bedroom with ensuite.

Modern comforts were seamlessly integrated, including ducted air conditioning, two gas fireplaces in the living room and office, an integrated sound system with ceiling speakers, electronic gates and a phone-controlled security system.

An infinity pool was anchored directly into the rock seam of the cliff, reinforcing the home’s exceptional structural integrity. “The previous owners had constructed a major palisade wall anchored into the rock. That makes the entire property incredibly secure,” explains Nick.

Design choices focused on blending classic character with contemporary luxury. The result is a home that feels elegant yet effortlessly liveable.

Large openings across the front of the house dissolve the boundary between inside and out, filling the living spaces with light and air. Low-profile furniture was intentionally selected to preserve uninterrupted sightlines to the bay.

A marble-topped kitchen island anchors the open-plan living area, separating it from a sleek, clutter-free kitchen with extensive hidden storage. Storage was expanded throughout the home and garage, while increased window and door heights enhance the sense of openness, complementing the original 3m ceilings.

The master suite opens fully to sweeping bay views, while the southern bedroom enjoys its own balcony, outlook and separate entrance, making it ideal for adult children, intergenerational living or an au pair. “We modernised the home without compromising its period features. It was about creating space and comfort while respecting its heritage,” says Nick.

Outdoor living continues with a fireside dining nook, perfect for pizza nights or winter entertaining, alongside a spa pool and dedicated barbecue area.

The property also benefits from riparian rights, granting direct access to Hobson Bay for kayaking or jet skiing. A generous shed provides storage for an inflatable boat and outboard motor, with potential to be converted into a teenage retreat or entertainment space.

What the couple cherish most is the uninterrupted outlook, protected from future development and free of power lines.

“It gives you space to breathe and think. Although you are in the city, it feels like the countryside. You can see Auckland’s landmarks, the museum, Sky Tower and Hobson Bay, and it feels like living in your own private resort, yet close to everything,” says Sabine.

“I love watching the view change throughout the day. It is a place to sit and reflect,” adds Nick. Both admit it will be difficult to let go of the home.

“Quality properties in Burwood Crescent rarely come to market,” says Steen Nielsen, of Ray White.

“When they do, demand is immediate. This home is elevated further by its clifftop position, unobstructed sea and city views, and by a residence that has been completely rejuvenated to an exceptional European standard.”
