Functionality may underpin Lindy and Richard’s home but charm introduces it, from its tree-lined street to its beautiful manicured garden complementing the attractive, modernised 1930s bungalow.

They bought this property nearly 17 years ago as a place to raise their family, recognising that it already had a layout, flow and functionality that appealed to them, with the striking garden design already in place.

Richard says: “Previously we were in Mission Bay but we wanted a bigger family home in a nice family-orientated neighbourhood with good schooling options. It’s been a very tranquil place for us to come home to and live in, yet it’s also great for entertaining.”

Lindy says: “It’s a really nice area for families. Our two children grew up playing, biking and skateboarding with other children who lived nearby. Because it was already so close to what we wanted, we’ve maintained the gardens and home and most of the changes we’ve made have been décor related, such as updating paint colours and carpet.”

14 Mahoe Avenue in Remuera, Auckland, is for sale by auction on November 21. The four-bedroom, two-bathroom property has a 2021 RV of $3.1 million and, according to OneRoof data, last changed hands in 2007 for $1.325m.

Mahoe Avenue is quieter than the busier thoroughfares of Victoria Avenue and Orakei Road it is located between. It’s zoned for Victoria Ave School, Remuera Intermediate and double grammar, with families in the street also often choosing St Kentigern’s Remuera campus, Kings, Baradene, Diocesan and St Cuthbert’s.

Yellow day lilies preface Number 14’s front fence. A driveway down one side of the 693-square metre property, which is surrounded by fencing or hedges, leads to a separate rear double garage. An intercom-controlled front pedestrian gate opens into the front garden with good-sized front lawn.

Richard says: “I think it’s the garden that takes people’s breath away.”

They’re both busy executives so they have a gardener shape the numerous lollipop-shaped clipped trees (more formally known as topiary standard balls) which promenade above clipped buxus, accompanied by other plants.

Lindy says: “We entertain quite a lot, inside and out, and we’ve had kids’ parties and catered work parties out the front here.”

They had the weatherboard exterior painted pale grey with white trim and replaced buttery interior hues with more modern tones. There’s plenty of space for families across the 230sqm home’s northern flank with an office, living room, dining room plus the family room, which is open-plan with a kitchen flowing out to the rear deck.

Lindy is a talented cook who finds the kitchen very functional, but most loves being on the deck admiring neighbourhood greenery. Richard’s favourite past-time is sinking into an Eames chair in one of the living rooms, listening to his vinyl collection.

Three bedrooms, a family bathroom and separate laundry complete this level, where they favour using the ducted heating over gas fireplaces. The second level is devoted to the ensuited main suite with walk-in wardrobe, with attic space where they store suitcases and the like.

Growing up, their son regularly used the cricket nets at nearby Martyn Wilson Field. His parents have appreciated their proximity to Orakei Bay Village, Remuera Village, Newmarket and the CBD.

Ragdoll Coco is their only housemate now their grown children live overseas so they plan to downsize, ready for another family to enjoy this property.

Ray White agent Ben Ryken says: “Mahoe Avenue has always been a popular Northern Slopes street, particularly for young families wanting top school zones.”
