A high-profile residential development site with resource consent in place in the West Auckland suburb of Swanson is being presented to the market for sale.
Located at 680 Swanson Road, the 9,827sq m freehold site represents Stages 8 and 9 of the successful Vines Estate development. The site is zoned Residential – Mixed Housing Urban under the Auckland Unitary Plan.
Buyers can purchase the entire parcel of land or an individual stage depending on their preference.
Stage 8, the rear site, backs onto the Swanson railway line and occupies a total of 6,223sq m of land. The resource consent for the site is currently set up for 75 apartments along with 79 car parks.

Stage 9, the front site, consists of eight stand-alone and terraced houses, a community space, and a hospitality area with access to the main strip of Swanson Road.
The community and hospitality spaces will be made up from the two existing buildings on the site, which need to be retained. The character of these existing structures adds a unique angle to this development.
The site will hold particular appeal to buyers as the water infrastructure has been completed, making it primed for development.
Swanson has seen a large amount of residential development in recent years and offers easy access to public transport, including bus and train connections, as well as connectivity to other parts of Auckland via the motorway network.
Colliers Directors James Appleby, Josh Coburn, and Caroline Cornish have been exclusively appointed to market the sites for sale and are taking expressions of interest closing at 4pm on Wednesday 19 March, unless sold prior.
Appleby, Director of Site Sales at Colliers, says with the existing consents in place, a developer has the opportunity to acquire the property and move ahead quickly.
“This large-scale site is part of a broader development that has comprehensively changed the look and feel of the surrounding area and prospective purchasers could take advantage of some of the work that has already been put in,” Appleby says.
“But while some planning has been done, we encourage developers to examine their own options to consider alternative plans.
“The zoning allows for an intensive development and there is considerable flexibility for potential buyers given they can acquire one or both available stages of the development to suit their requirements.”
The subject location is within walking distance of the Swanson shops and train station, while it is only 5.5km from State Highway 16. Redwood Park Golf Club is also less than 1km away.
Coburn, Director of Capital Markets and Site Sales at Colliers, says Swanson has seen continued residential growth, with potential for further development due to its available land and strong community appeal.
“The suburb’s natural surroundings, including the nearby Wait?kere Ranges, provide opportunities for lifestyle-focused developments and outdoor recreation,” Coburn says.
“With its blend of accessibility, natural beauty, and potential for growth, Swanson is an attractive area for investment and future residential or commercial developments seeking a balance between urban convenience and a tranquil environment.”
Cornish, Director of Investment Sales at Colliers, says the projected growth of Auckland points to a continued need for housing options for its residents.
“This site is well positioned to capitalise on the continued growth of Swanson and the broader West Auckland area that benefits from ongoing commercial and residential development,” Cornish says.
