Fletcher Living is selling a pair of strategically located office units opposite The Colombo shopping precinct in Christchurch’s flourishing suburb of Sydenham.

Covering 293sq m and 230sq m apiece at 350 Colombo Street, the tenancies have multiple entrances and could be split into several spaces.

The units are being marketed for sale via negotiation by Courtney Doig, Director of Investment Sales at Colliers Christchurch, and her colleague Ben Cameron.

The Sydenham Master Plan outlines a strategic vision for the area, aiming to retain its unique identity as a place of “industry, action and innovation”, according to the Christchurch City Council.

Designed by AW Architects, the 523sq m property was previously the site of Sydenham School.

After the school closed in 1999, the land remained vacant for several years, changing ownership multiple times with various development plans being proposed and abandoned.

The Government bought the land in 2015, followed by Fletcher Living, who developed the site into 76 terrace-style one-and-two-bedroom homes centred around a leafy courtyard with offices on the ground floor serviced by six car parks.

Doig says the units would be ideal for office, showroom, or retail use.

Each tenancy offers the potential for subdivision into smaller strip retail units, with four street-facing entrances on the larger space and two entrances on the smaller.

The property’s zoning replaces the current Commercial Core Zone and allows buildings up to 14m, or 22m (only in Merivale, Sydenham, Church Corner, and Ferrymead).

Aside from retail and community facilities, the zone may offer a broader range of activities such as accommodation, offices, small retail, hospitality, and entertainment and recreation.
