Corporate demand for space in Auckland’s Wynyard Quarter is accelerating, signalling a new chapter for New Zealand’s flagship innovation precinct, Bayleys brokers say.
Wynyard Quarter - one of the country’s most ambitious regeneration projects – has undergone a significant transformation over the past decade.
It has evolved from industrial land into a 37ha mixed-use waterfront community set to accommodate more than 25,000 workers and 3,000 residents.
Bayleys’ National Head of Occupier Strategy and Solutions, Steve Rendall, says its commercial core is anchored by three major premium office portfolios: NZX-listed Precinct Properties’ $500 million Wynyard Quarter Innovation Precinct, 151 Property’s portfolio of Viaduct and Wynyard Quarter assets, and Mansons TCLM’s brand new One NZ House at 30 Daldy Street.

“The scale, design quality, and sustainability credentials of these buildings are drawing strong interest from corporate occupiers.
"For example, Precinct’s Wynyard Quarter Innovation Precinct has delivered five premium low-rise buildings exceeding 48,000m² of lettable workspace.
“The latest stage, Beca House, at 124 Halsey Street and 117 Pakenham Street, opened in 2025, with eight levels of modern office accommodation. Engineering consultancy Beca anchors the building, occupying more than 14,000m² across five floors.
“We’re now seeing the precinct reach critical mass. Amenity, connectivity and a strong cluster of leading businesses have created a tipping point in demand.

Precinct Properties has been a major contributor to the evolution of Wynyard Quarter since 2014, with stakeholders pleased to see the community gaining real momentum.
Precinct’s General Manager of Properties, Anthony Randell, says Wynyard Quarter’s evolution is reflected in the breadth of workspace solutions now on offer – from flexible co-working across two premium Precinct Flex sites to the new development at 164 Beaumont Street, delivered in partnership with marine service specialist Orams, providing stunning marina views and a world-class workplace environment.
He notes that developers across the community, including Precinct and Mansons TCLM, have leaned into rising demand for sustainability-led, design-forward workplaces, responding with buildings that materially outperform traditional commercial stock on environmental wellbeing and efficiency measures.
That approach is resonating strongly with corporate occupiers.
Bayleys facilitated One NZ’s relocation into Mansons TCLM’s 6-star Green Star, carbon-positive One NZ House at 30 Daldy Street - joining an expanding roster of national and global brands, including Datacom, Microsoft, Visa, NTT, Fonterra, Genesis Energy, ASB and Southern Cross Healthcare that have chosen Wynyard Quarter for its next-generation workplace offering.
Bayleys Office Leasing specialist Hayley Preston says the concentration of sustainability-focused workplaces is becoming a defining feature of the precinct.
“Environmental and wellbeing standards are critical for corporate occupiers. Most buildings in the Wynyard Quarter have achieved excellent Green Star and WELL ratings, supported by NABERSNZ (the New Zealand adaptation of the National Australian Built Environment Rating System) for ongoing energy performance monitoring.

Occupiers also cite safety, walkability, transport connectivity, and end-of-trip facilities as key attractions of their presence in Wynyard Quarter - attributes that directly support workplace experience and talent attraction.
Despite much of the precinct now committed, Rendall says opportunities remain for businesses seeking a foothold.
“Precinct has upcoming availability at 164 Beaumont Street, 10 Madden House, and Beca House, offering flexible and multi-level floorplates.
“Mansons TCLM has now leased more than 90 percent of One NZ House but still has high-quality solutions available from 300–1,750m², including fully turn-key options.
“Additionally, 151 Property continues to deliver premium fitted suites across its portfolio, with the ability to accommodate requirements up to 3,000m² in a single building.”
Surrounding development also continues to elevate the precinct’s mixed-use offering, with Stride Property Group now advancing a major 10,500–12,500m² retail and office project across three North Wharf sites.
The integration of the historic Red Shed will further enhance the area’s waterfront amenity and reinforce its character.
