A Hamilton home destroyed by fire two weeks after its new owners moved in has now been listed for sale "as is, where is".

Lodge listing agent Yvenna Yue told OneRoof that the modern house at 32 Glaisdale Crescent, in Flagstaff, was snapped up by first-time buyers in August last year for just over $1.3 million.

The buyers were starting to feel at home when, during a quick trip to the shops, a fire erupted in the garage.

Yue said the blaze had rendered the home uninhabitable. “It was their first home in New Zealand, and they really loved it," she said.

The couple had now received the insurance payout, but because they didn't want to take on a lengthy rebuild, they decided to sell the property "as is" and buy another home.

The four-bedroom home was built by Armstrong Homes in 2017 and was listed as an "urban oasis" when it was on the market last year. Now it's anything but, with the windows boarded up, the property fenced off, and the marketing describing it as a "fire sale".

Yue states her clients are "moving on, and this property will be sold”.

She says the house is “a compelling opportunity for those who know to unlock value”.

“The scale is right. The orientation is right. The bones are there,” she writes in the listing on OneRoof.

The home’s interior, from the roof cladding and structural framing to the flooring, joinery, plumbing and electrics, will need significant repairs. Most ceilings and walls have been removed, exposing the timber beams.

The two bathrooms and kitchen have escaped demolition for now, while the covered portico with outdoor fireplace, heated in-ground pool and spa are in their original condition.

Yue said the house could be a good renovation project for someone who wanted a home in a great location but didn't mind hard work.

“It’s a great staycation home, and a savvy buyer will reap the rewards and return it to their former glory.”

The property, which is heading to auction, has a guide price of around $590,000.
