A large Auckland estate bought 15 years ago for just over $3 million sold last month for more than $9m, OneRoof can reveal.

Bayleys agent Gary Wallace, who marketed the sprawling Epsom property with his wife Vicki, said the buyers had been waiting in the wings for the right home to come along.

They snapped up the four-bedroom mansion on Claude Road four weeks after it hit the market.

“It’s a bit of a legacy property. The buyer was looking for a family home, and this one will stay with their family for years to come,” Wallace told OneRoof.

“They had engaged with me on other properties we have marketed over the last six to 12 months. They were focused on a certain type of property."

Wallace declined to reveal the exact sale price but did say it was above the property's CV of $9.2m. He said the property was one of the best estates he had seen in his 20 years of selling prestige homes.

“I have not had anything of that scale for probably 24 months. It was a special property. They don’t come along very often.”

It had everything buyers wanted: "A big landholding, fantastic amenities, a pool, a tennis court, four-car garaging. A lot of people came out of the woodwork."

The vendors told OneRoof they bought Claude Road after falling in love with the neighbourhood. They built a heritage-style home on the 2376sqm corner site to house their four children, grandchildren, and one set of elderly parents.

They decided to sell so they could downsize to a more manageable home. “It’s been such a wonderful house but now it’s just the two of us, it’s clearly way too big. So it’s time for us to move to something smaller but we’ll be so sad to go,” they told OneRoof last month.

Wallace said most of the buyers active at the upper end of the housing market were waiting for the "right" property.

“A lot of people at that top end, they basically have a comfortable home, and they are looking for the next one, but only if it is exactly the right one. It takes a quite a bit for them to move, but once they do find something that works for them, they get motivated and put it together quickly,” he said.
