Still under construction, the Elysian, is a luxury development created by HR Group and designed by award-winning Crosson Architects and renowned interior designer Sarah Foote.

The 308sqm three-bedroom penthouse at the top of the modern build at 25 Balfour Road promises views of the Waitematā Harbour, Gaggenau appliances, kitchen cabinetry from Studio Italia, Zucchetti tapware, ZETR switches, flush track automated curtains, and a swag of other high fixtures, fittings and gadgets.

The listing for the property says it is "uncompromising in every element" and that it has the "widest north-facing frontage of any apartment building in the city".

Even the basement has been designed like a car showroom. HR Group CEO Hannah Williamson explains: “The car parks are extra-wide so if you swing open the door of your Maserati or Ferrari, there’s no risk of getting a ding. The garage features lacquered concrete flooring and beautiful circular LED lighting - it’s more than a place to keep cars; it’s a showroom for people to display their toys."

She adds: “These homes have been designed to work in with how their owners live, not the other way around."

“For example, we understand that many people view their collections of handbags, scarves and belts as works of art, so we have display options that will enable residents to showcase these designer pieces too.”

Also up for grabs in the same development, for $8.595m, is the three-bedroom sub-penthouse.

10 Commerce Street, Auckland Central | Price on application

Back when the 57-storey Pacifica tower was launched, agents and developers promised a super-penthouse that would break price records. The market changed, and so did the penthouse, with the 1219sqm, $42m apartment broken up into smaller luxury pads. The listing for the Pacifica's 355sqm, four-bedroom penthouse was relaunched last year with a price indication of $17m. The search price has come down a bit since then, but buyers should still expect to pay eight figures.

OneRoof got a tour of the penthouse at the end of 2024 and was blown away by what it saw: marble and oak finishes, Gaggenau appliances in the kitchen and butler’s pantry, a travertine fireplace, multiple soaking tubs, and a flexible study/media room, as well as access to the building’s 24-hour concierge, gym and pool.

At the top, on the 41st floor, is a 366sqm, three-bedroom penthouse listed with UNIQ agent Brendan Goodwin. He told OneRoof at the start of the year that the developers, Melbourne-based Ninety-Four Feet, were seeking $16m for the pad.

When OneRoof did the tour in 2024, it spied a double-wide Gaggenau wine fridge alongside a regular fridge, two ovens, an induction hob and coffee station and a near-five-metre-long island of dark clarity limestone.

6A/2 Churton Street, Parnell | Price $9.985m

There’s no shortage of space in this Monk Makenzie masterpiece, with the 340sqm floorplan incorporating four bedrooms, four bathrooms and a media room. Car buffs also have a home for their collection here, with six basement car parks accessed with an easy gradient, so as to not scrape the front of supercars.

New Zealand Sotheby’s International Realty agent Ross Hawkins says the penthouse takes up half the floor, which means major views. “They’re out over the city and harbour to Waiheke and down to Coromandel.

“You’ve also basically got two master suites, one at each end of the place, so guests pretty much have their own wing, which is rare in an apartment.”

He says there is also earning potential here.

“The current owner doesn’t live in it. They get between $2500 and $3000 per night for it as a rental. It’s a very good income stream with excellent occupancy. They’ve had movie stars in there while filming and a lot of international people who want a high-end place to stay in Auckland but don’t want to be in a hotel.”

The view is another huge drawcard. “I don’t know too many others with that outlook. It’s not one dimensional; it’s a front-row view of the city. You also get the very last of the Auckland sun on the terrace; it’s just magical.”

He says the residence is finished with beautiful fixtures and fittings and offers many excellent amenities that buyers coming from a larger family home would be accustomed to. This includes three car parks, multiple living areas, a media room, office and gallery-style spaces throughout to display an extensive art collection.
