The agent selling the penthouse at 258 Parnell Road, in Auckland, says it offers multi-million-dollar views for a fraction of the price.
The property, which spans three titles, offers 360-degree views of the city, taking in Auckland Museum, the Sky Tower, the harbour, and Rangitoto Island, and has a CV of $2.55m.
Barfoot & Thompson agent Ian Griffiths said some of the luxury penthouses under construction in the city only offered half of what his buyers would get to see and would cost upwards of $10m.

He told OneRoof his penthouse was freehold, not leasehold, and comes with five car parks.
Griffiths' vendors couldn't believe the asking prices of some new-build apartments at the top end of the market, saying the sums were "horrendous”.
She told OneRoof she and her husband moved into the building in 2004 after living in "chaos" with their adult children at their family home in neighbouring Ellerslie. “They’d all been flatting and started treating our home as a flat. We had [food] shelves with their names on them,” she said.

"I wasn't quite sure whether I could cope with an apartment,” she said, but she told her husband she could be persuaded if it had a "peek of the sea".
When she saw the penthouse, the "peek of the sea" turned out to be a panoramic view of the city. “We were absolutely blown away,” she said.
The couple said the apartment was perfect for entertaining and told OneRoof they even held a launch party there for ACT leader David Seymour.
After purchasing their penthouse for $550,000, the couple told the neighbours on their floor that if they ever wanted to sell, they would buy their apartments, and they have. One has been annexed for visitors, joining the main apartment, and the other is rented separately. The couple have double-glazed the entire floor and upgraded the kitchens and bathrooms.
However, after over 20 years in the building, the couple have relocated to a small cottage in Clevedon and are selling up. “We still absolutely love [the apartment], but we’re not always there, and it’s a waste to have the whole floor.”
