A rundown deceased estate that sold more than a decade ago for over $3 million is back on the market, looking for more than $20m after a stunning rebuild.

The stunning 375sqm two-storey home at 47 Marine Parade was designed by star architects Sumich Chaplin, and is one of only two waterfront homes for sale in the upmarket Auckland suburb of Herne Bay.
The other is a six-bedroom 719sqm house on a nearly 2700sqm section right on the beach at 91 & 95 Sarsfield Street, owned by Huka lodge designer Virginia Fisher. That property is looking for more than $40m.

The listings, both with Wall Real Estate, follow a momentous 12 months for the suburb in which two waterfront mansions fetched $38m and $35m respectively, and another reportedly sold for more than $40m.
Wall Real Estate founder Graham Wall declined to comment on either 47 Marine Parade or 91 & 95 Sarsfield Street.
The listing for 47 Marine Parade highlights a striking four-bedroom home on an exclusive waterfront site, hidden behind a high fence and gate, and surrounded by landscaped grounds and a pool. It's very different to the house that was there 11 years ago.

The vendors paid $3.905m for the 713sqm waterfront site when it came up for sale as a deceased estate. They soon got rid of the nearly 100-year-old wooden bungalow there and replaced it with a home the Walls describe as “luxurious living without compromise".
Experts spoken to by OneRoof say that top-end builds in Auckland can cost $30,000 per square metre, but the waterfront location of 47 Marine Parade means the property will likely fetch double that.
The new building joins a swag of new-build architectural wonders on Herne Bay's wealthiest streets. Next door, a smartly renovated 1950s brick-and-tile home that was sold for over $4m more than a decade ago was replaced by a 287sqm new build. The property now has an RV of $8.8m.

The Fisher mansion at 91 & 95 Sarsfield Street is next level, though. The six-bedroom house is 719sqm in size and sits on a 2700sqm section on the beach.
The stylishly-decorated house, which last sold over 30 years ago for $675,000, includes a gym, pool and spa, a lift and a self-contained apartment, as well as a separate villa split into three apartments, and has its own boat ramp into the harbour.
