The listing for Simon and Paula Herbert’s waterfront mansion, in Herne Bay, has been withdrawn, a week after the deadline for all offers passed.

The rich-lister property developers were looking for over $50 million for the six-bedroom home - a sale price, which, if achieved, would shatter New Zealand’s current $45.5m house price record, and then some.

The listing was with Wall Real Estate agents Graham and Ollie Wall. When OneRoof asked Graham Wall if the property had sold, he could not confirm or deny the sale.

“I cannot say a single word about it,” Wall said.

The 1075sqm Brent Hulena-designed property quietly hit the market at the end of last year, but appeared as a New Zealand-wide listing in February, just as the country was gearing up for the return of foreign buyers.

It was OneRoof’s most viewed Auckland property so far this year, with much of the interest coming from overseas.

The listing photos suggested the average property buyer would need at least half a dozen big Lotto wins to fund a home of this magnitude (the Herberts’ helicopter is parked outside on the lawn in the main marketing picture).

As well as everything you’d expect from a mansion of this size and calibre, the property boasts an infinity pool, an underground wine cellar, a gym with a stunning view, a boat shed, and consented helicopter landings.

The Herberts bought the property in 2018 for $27.5m, the year’s top price, after Wall sold their Remuera home a couple of months earlier for $26m.

The couple are leaving New Zealand and relocating to Monaco, as their business “horizons have moved to include Europe, particularly around Monaco and in the south of France,” Wall told OneRoof last month.

In late September, rich-lister property developer Ben Cook sold his waterfront property on Sentinel Road in Herne Bay for $35m.

Records show the property transferred to Trustee Services Ltd, but Wall confirmed he brokered the deal. Cook had paid $24m for the Fearon Hay-designed property in 2015, in a deal also brokered by Wall Real Estate.

Developer Kurt Gibbons’ waterfront Marine Parade home, renovated by Fearon Hay, sold a year ago in a deal brokered by Bayleys agent Edward Pack. The sale price on the property, which Gibbons had bought for $23.5m, has not been disclosed, but at one point Gibbons was touting a $50m price tag.

Another Herne Bay waterfront property, also on Sentinel Road, that was marketed to international buyers through New Zealand Sotheby’s International Realty has also been withdrawn, but OneRoof understands it is still looking for a buyer.
