Positioned within the tightly held Chaffers Wharf precinct, 16-18 Herd Street presents an opportunity to acquire a well-located ground floor commercial unit in one of Wellington's most desirable waterfront fringe locations.
Comprising approximately 159 m², the property occupies a prominent position opposite Waitangi Park and benefits from excellent connectivity to Courtenay Place, Te Papa, the Wellington Waterfront and the wider CBD.
Currently returning $55,000 + GST per annum, the property offers immediate holding income together with future occupation flexibility. The existing lease expires on 5 December 2026, with vacant possession available upon lease expiry and the potential for earlier occupation by agreement with the tenant.
Configured as predominantly open-plan commercial accommodation, the property benefits from a highly functional layout, strong natural light and an attractive outlook across Waitangi Park. Its prominent ground floor position and self-contained nature support a range of future commercial uses and occupier requirements.
The combination of existing income and future occupation flexibility is expected to appeal to investors seeking short-term holding income, as well as owner-occupiers looking to secure well-located premises within one of Wellington's most highly regarded mixed-use precincts.
