As Exclusive Agents, CBRE New Zealand is proud to offer to the market ‘Fernhill Motor Lodge’ located at 17-19 Pharazyn Street, Melling, Lower Hutt.
Occupying a substantial 2,296sqm freehold site with an approximate gross floor area of 880sqm, Fernhill Motor Lodge comprises a well-established 26-unit accommodation complex with manager's accommodation, extensive on-site car parking and supporting amenities. Strategically positioned on the western fringe of Lower Hutt with convenient access to State Highway 2 and the wider Wellington region, the property benefits from a highly accessible location within a proven accommodation precinct.
Opportunities to acquire a vacant accommodation asset offering scale and flexibility in Lower Hutt are exceptionally rare. The property will appeal to owner-operators seeking an established business platform, investors looking to unlock value through repositioning, or purchasers seeking to adapt the existing improvements to meet the growing demand for longer-term accommodation options.
Underpinned by a significant landholding in an increasingly sought-after location, the property offers multiple avenues for future value creation. While the long-term redevelopment potential is compelling, the existing improvements provide immediate utility and the ability to generate meaningful income from day one. The combination of a sizeable landholding, flexible existing improvements and future redevelopment potential provides investors with a range of strategic options seldom available in the Lower Hutt market.
The property is being offered for sale by Deadline Private Treaty, closing Thursday 26th November 2026 at 4pm (unless sold prior). Offers are to be submitted on the prescribed form which can be downloaded via the Electronic Data Room.
