Positioned in a strategic city fringe location, just minutes from Christchurch’s CBD, 55 Ferry Road presents an opportunity for investors, developers and owner-occupiers to secure a substantial commercial holding offering immediate income and significant long-term value-add potential.
Currently generating passing income of circa $190,000 per annum plus GST and outgoings, the property offers an established income stream with considerable upside through leasing existing vacancies, targeted refurbishment, rental growth and future redevelopment opportunities.
The existing tenancy mix is underpinned by NZ Safety Blackwoods, a well-established national business with international backing, alongside Community Energy Action Charitable Trust, providing a solid foundation, however Community Energy, has provided their notice to vacate early in 2027, providing good opportunity to improve the rental and lease term position overall.
Situated along Ferry Road, a key arterial route connecting Christchurch’s central city with the eastern suburbs, the property benefits from excellent accessibility, strong connectivity and proximity to the city's expanding commercial and residential precincts.
The surrounding area continues to undergo transformation, the revitalisation of the CBD, including the new One New Zealand Stadium at Te Kaha. These improvements continue to enhance the appeal of well-located city fringe property, along with other key businesses that continue to grow such as Ara Institute of Canterbury and the re development of the catholic cathedral on Barbaodes Street adjacent to the site.
A compelling opportunity to unlock value through multiple avenues. With established holding income in place, the property offers significant upside through leasing the existing vacancies, targeted refurbishment and the potential to achieve increased rental returns. Equally, the property will appeal to owner-occupiers seeking a strategic city fringe location, while the underlying land value provides a strong foundation for short to medium-term redevelopment opportunities, subject to the necessary consents.
The vendors have made their intentions clear and are committed to achieving a sale. With a genuine desire to transact, interested purchasers are encouraged to engage early, and participate in the auction.
