JLL is pleased to present Unit 9, 49 Sainsbury Road, Mount Albert - a fully leased city-fringe office/warehouse investment offering income security and sought-after Mixed-Use zoning.
Returning $113,850 p.a. + GST and outgoings, the property is leased to Precise Digital Limited through to 31 March 2029, with one further right of renewal. The lease provides 3.5% fixed annual rental increases together with a market review on renewal subject to a hard ratchet provision, and is underpinned by a bank guarantee equivalent to approximately six months gross rental + GST, together with a personal guarantee.
Completed circa 2008 by highly regarded Midpoint Investments, the property comprises 260sqm of warehouse with roller-door access, 112sqm of air-conditioned office and seven car parks, supporting broad occupier appeal and long-term adaptability.
Strategically positioned within the popular St Lukes Business Park, the property benefits from being only 5km from Auckland CBD and 1.8km from SH16 providing convenient access across Auckland’s central and western suburbs. Furthermore, the unit’s location 700m from the Morningside hospitality precinct and Morningside Train Station underpins the area's enduring popularity with occupiers and investors alike.
This is a rare opportunity to secure a fully leased city-fringe investment with strong lease security, Mixed Use zoning and exposure to the ongoing intensification of the Mt Albert/Morningside precinct.
For sale by Deadline Private Treaty closing at 4:00pm on Thursday, 29 October 2026, unless sold prior.
