Size matters at Point Chev on Point, says Barfoot & Thompson salesperson Carl Watkins.

“At 240sqm, these townhouses are really big. That’s a real highlight here. For families wanting a house, instead of going for an old villa in the area, they can buy a brand new home. It’s an ideal lock-and-leave in the city.”

There are eight in total within the Point Chev Road gated community and as two have now sold, only six remain. Of the six, a mixture of two floor plans are available.

With their pitched roofs, reclaimed brickwork and timber accents, these are a far cry from many of the terraced townhouse developments found around Auckland, which was wholly deliberate, explains the man behind the inspired design, architectural designer Marcelo Oliveira from Morrison Architects.

“We investigated the neighbourhood and wanted to highlight the character of Point Chev in terms of materiality and typology. We tried to maintain the character of the neighbourhood architecture and blend into the existing houses.”

The same goes for the layout of the development and how it looked on the street.

“It was quite challenging to locate eight townhouses on the site in a way that wouldn’t be too aggressive on the streetscape. So we kept most of the driveway, exits and garages tucked away behind the four townhouses at the front.”

Configuration-wise inside each home, the ground floor incorporates the internal double garage and one bedroom with its own ensuite. Upstairs is dedicated to living, dining and entertaining, with Elite Kitchens boasting Bosch Black Series appliances. This is also where Type B has its office.

The top floor offers the remaining bedrooms and bathrooms, including master with ensuite, walk-in robe and deck. Thanks to the generous bedrooms and living spaces, Oliveira says these freehold properties are super flexible.

“They’re perfect for family life because you’ve got the ground floor bedroom that can easily double as another living room or home office. Having flatmates would also be very easy as each floor is quite private.”

Other features that elevate Point Chev on Point’s residences include timber flooring, Feltex carpets, internal brick feature walls, fully tiled bathrooms with underfloor heating, ample storage, concrete intertenacy walls and impressive sea and city views from some of the homes.

Outdoor lifestyles have also been well considered here.

“I value the outdoor connection quite a lot. I think it comes from my culture, I’m Brazilian, so the relationship between the inside and out is important to me.

“Even though it was challenging, we wanted to give each house the maximum outdoor space possible. Not only on the balconies, but in the front and back yards for each unit, so they can be used for barbecues and things like that.”

Watkins says these stylish townhouses have a New York loft vibe about them, thanks to their materiality and volume, and that buyers are not sacrificing space or quality here.

“They’re not only large square metre-wise, they’ve also got juicy 2.7 metre stud heights. The finishes are really high quality, with ducted AC to all levels, feature LED lighting and smart home technology.

“The Wiser Smart Home system is really modern but easy to use. All the lights can be turned off at once and the curtains and blinds, and garage door and front gate, are all on the same system. It’s all run off a little Samsung tablet, or you can control it from your phone.”

The neighbourhood is north of Meola Road and zoned for great schools, as well as close to Point Chevalier Beach, parks and cafés. Regarding price, he says, “buyer feedback has been from $2m”.
