Saeed Karimian’s first development in Western Springs, which involved the almost total rebuild of a tired 1900s villa at 10 Springfield Road, was a stylish success and sold to eager new owners in April of this year.
Now, his follow-up – in the form of a spectacular brand new dwelling 10A – at the original villa’s rear is being hailed as a perfect family home, offering space and luxury on a level, easy-care section in a convenient central Auckland suburban location.
“I had an initial plan done by Vista Architecture, but then I went through and added things myself, using the knowledge I’ve gained over many years,” says Saeed, who has a professional background in project management.
He says that while some aspects of the front house had been a little complicated, due to its historic status, construction of 10A was a very different experience and the two-storey, 250sqm four-bedroom home swiftly advanced to completion.

A sleek designer kitchen is complemented by the adjacent combined scullery (with gas cooking) and laundry, which enjoys loads of cupboards and drawers for storage, while the home office, also on the ground floor, features handsome, bespoke built-in cabinetry, demonstrating Saeed’s appreciation for fine detail.
An expansive dining and living area leads out to the back lawn where the swimming pool awaits summer, while a generous one-car garage and two decks complete this level.
Upstairs are four large bedrooms, including the master, which has an ample walk-in closet and elegant ensuite, plus pleasant leafy views, while the others share the family bathroom, with its sophisticated ABI fittings.

Saeed says that the American oak floating staircase between the ground and top floors is a mini engineering miracle, and one of his favourite features.
“It was very expensive – especially with the 90mm thick oak stairs and solid glass balustrade, but it looks amazing.”
He adds that most of the contemporary and carefully considered lighting is from Lighting Direct. “We’ve used nothing but the very best products and materials throughout.”
Saeed had intended to live in the property and put a lot of care into the design – with his own family in mind, but he has reluctantly decided to sell because it’s a bit too far from the school his children currently attend. However, he says that if he was building again, there’s very little he would change, because this house has turned out so very well.

Robyn Ellson, from Ray White, says that a home of a similarly high calibre recently sold elsewhere in the neighbourhood for $2.64 million, and interest in 10A Springfield is expected around the same mid-$2m range.
“It’s close to Kingsland, with easy access to the motorway and the CBD plus it’s zoned for excellent schools including Mount Albert Grammar, Western Springs College and Mount Albert Primary.”
She says that incoming owners will relish having nothing to do except enjoy their stunning new home.
