Two extraordinary adjacent properties are for sale in Auckland’s Kumeu region, which Bayleys salesperson Simon Spiller says, “creates one of the largest, most desirable and unique land holdings convenient to Auckland city, totalling approximately 20 hectares”.

42 Dysart Lane and neighbouring 744 Waitakere Road are both 9ha subdividable country estates that can be purchased either together or separately. As they’re currently held in two titles, with resource consent in place to subdivide and zoned Countryside Living, the potential here is undeniable.

As well as presenting enticing development opportunities, each estate enjoys its own resplendent setting and peaceful, picturesque lifestyle.

The owners of both properties were living in Takapuna and purchased Waitakere Road as a “weekend escape” and home for their horses, which they bred (including several winners) and raced as a hobby.

They built a European-inspired, two-bedroom home and bespoke, seriously impressive equestrian facilities on the land. This includes a high-quality stable complex featuring eight stables with demountable partitions, a tack room, feed room an office/kitchenette and even horse scales. The 9.66ha of prime, near level land is divided into 11 well fenced and irrigated paddocks.

Four years later, in a serendipitous turn of events, neighbouring Dysart Lane became available, so they moved to Kumeu permanently. Set down a private, tree-lined drive, the gracious and beautifully-appointed schist residence combines timeless architecture with relaxed country living.

A separate self-contained studio complements the main home and incorporates an open-plan living and kitchen space, bathroom, a utility room and a double-internal access garage. Upstairs a generous mezzanine, easily divided if needed, serves as an office and creative area.

The land area is 9.59ha, divided into five near-level, irrigated paddocks with electrified post and rail fencing, an implement shed, stable and bore completing the package.

Spiller says these properties are of exceptional quality and are located in a beautiful environment, in what’s regarded as Kumeu’s dress circle.

“The land across both of these blocks is outstanding, you could walk over it in the middle of winter in your best dress shoes. It’s flat, beautifully fenced, and the irrigation is first-class.”

He’s selling them with his son and colleague Cooper, who says that each brings its own individual merits to the table.

“You could see somebody who is right into horses building themselves a lovely home on Waitakere Road, and the value of the land is only going to increase. Whether they chose to subdivide and cash it in now or just hold it, is up to them,” says Cooper.

“There’s significant equestrian studs in Cambridge and Matamata and we’re going to also be targeting those people, should they want a landholding up here right on Auckland’s doorstep.”

Dysart Lane is a tranquil sanctuary.

“The home makes you feel like you’ve just arrived in Queenstown, with all the timber, concrete floors, and stonework. Without traffic you’re 25 minutes from Auckland but sitting at their property, you feel like you could be worlds away. That’s the amazing thing,” says Simon.

Simon says the sheer size and ideal location of the blocks offer significant lifestyle/investment opportunity in an area earmarked for development and vastly improved roading infrastructure, which will greatly improve travel to Auckland.

“Kumeu is being discovered and enhanced, infrastructure and population-wise, at quite a significant rate.” He’s lived in Muriwai for the past 30 years and sees the region as a whole as an untapped goldmine.

“To me, the northwest was largely forgotten when Auckland was expanding. Now people are getting onto it and realising it’s a wonderful part of Auckland, with all its outdoor adventure.”

He says options are many and no doubt a buyer will have an interest in subdividing the properties at some stage, but in the interim, together or separately, they could be the canvas for a boutique vineyard accommodation, a wedding venue, equestrian centre or function centre.

“There’s opportunity for someone be the next custodian of these properties, or take advantage of the subdivision upside.”

42 Dysart Lane and 744 Waitakere Road in Kumeu, Rodney, is for sale by deadline, closing December 11.
