Business owner Rob Mackley is a life-long Takapuna resident – in fact, he was born just across the road from the stunning new-build he’s currently selling at 249 Hurstmere Road, in the suburb’s highly desirable ‘Golden Mile’.

249 Hurstmere Road in Takapuna, North Shore, Auckland, is on the market for sale via deadline treaty, closing September 14. The property has four bedrooms, three bathrooms and a double garage. It has a June 2021 ratings valuation of $3.38 million, which is the total value of the land. According to OneRoof data, the property last changed hands in 2006 for $2.5m.

“My relationship with this particular site began in 1992, when my partner and I bought an old house at the lower end and set about demolishing it by hand because this is a steep spot and access wasn’t easy,” Mackley says.

Later, in 2006, they bought the land at the top of the site, eventually deciding to develop this part first – and the new owner will enjoy outstanding views of the harbour, Rangitoto and Thorne Bay.

“It took two years to get all the consents we needed before building commenced in 2020,” Mackley says. He was very pleased with the sophisticated design produced by Isthmus architects.

Mackley says that they had great ideas for improving access and making every single centimetre of the relatively narrow 501sqm site work hard – yielding 392sqm over three levels of fresh and airy, super-luxurious, seaside living with a timeless pre-cast concrete and cedar exterior.

Mackley was also impressed with Pennant and Triumph who did the sleek and stylish interior design, as well as with Crate builders.

His real star was the stonemason, who he says has done terrific work – especially in the bathrooms and the large designer kitchen, with its marble island and bench tops, plus high-end Miele appliances.

“We gathered all the very best people together,” he says.

The kitchen is at the heart of the third level, where it forms part of a spacious open-plan living and dining zone. The ceilings are lofty, and the windows are enormous, so the area is practically always flooded with sun. A large deck provides the perfect spot for relaxing or entertaining.

Two bedrooms lie on the middle floor including the master, where occupants can enjoy bathing underneath a picture window in a luxe ensuite, enjoying the picturesque views.

The master also has a giant walk-in wardrobe, while the second bedroom has practically exclusive access to the main bathroom.

Finally, on the ground floor is another bedroom and bathroom along with a den, media room or fourth bedroom, depending on requirements.

The home’s standout features also include an elevator, a ducted heating and cooling system, and hydronic underfloor heating. It’s a smart house with a plant room base for technology and it has easy access to the beach below via a brand-new boardwalk walkway.

Mackley, who is now in the process of developing the lower section, thinks this special property could appeal to an older person who wants to live in a top seaside neighbourhood but doesn’t have time to build.

“And they’d have great difficulty finding land around here,” he says.

Listing agent Andrew Dorreen from Precision Real Estate says that the waterfront position and design and architectural features as a package make this one of the most exciting properties to come to market this decade.
