A large corner site one block back from Takapuna Beach with sweeping ocean views to Rangitoto and beyond, is up for sale for the first time in 34 years, with potential to redevelop up to six stories high.

The property at 187 Hurstmere Road, Takapuna, is an 809 square metre freehold site which currently accommodates three character buildings housing MP Simon Watts and the vendor, Witten-Hannah Howard law firm.

It is up for sale by tender, with tenders closing on April 9th.

Henry Thompson of marketing agents Whillans Realty Group says views from the property are already extensive and would only increase with development.

Currently, its Residential - Mixed Housing Urban Zone allows for terraced homes and low-rise apartments up to three-levels.

However, under proposed plan change 78 (designed for even more intensification), the site which is located “within a walkable catchment” could potentially allow building development of up to six levels or more, Thompson says.

The property has 69 metres of dual street frontage onto Hurstmere Road and Earnoch Avenue and it is in close proximity not only to the beach for lifestyle, but also to shops, restaurants and professional services.

In the meantime, the vendor is open to leasing the former Takapuna Post Office for a short period following settlement. The character Takapuna Postmans Branch building at the rear of the site is currently leased to MP Simon Watts and has a landlord termination clause enabling vacant possession following the next general election.

Thompson says the central Takapuna property would suit a wide range of owners from businesses wanting new premises to developers looking towards future proposed planning changes and the opportunities these presented.

“The property is just 200 metres from the beach and the popular Takapuna-Milford Coastal Walkway and is located on a narrow strip of land that is one of the most prized residential locations in Auckland.”

Should a new owner want to retain the character space for its own premises, the three buildings have plenty of history and original architectural features but have been modernised into good quality office space.

Central Takapuna itself is undergoing a major period of investment and urban regeneration, led by the completion of Anzac Square, a new 420 bay public car parking building on Huron Street, and pedestrian upgrades to Hurstmere Road.

Other large proposed projects include Willis Bond’s 115-unit Takapuna central apartments at 40 Anzac Street, McConnell Property’s 358-unit build-to-rent tower at 14 Huron Street, and HNS DS Ltd’s four new buildings (the highest being 10-stories) accommodating 213 units fronting Hurstmere Road and The Strand.

Resource consent has also been granted to Soho Quarter Limited for two new buildings containing 153 apartments, ground-floor commercial and a level of basement parking at 138 Hurstmere Road, with them being seven and nine levels respectively.
