What began as a modest family bach in the Coromandel beach town of Hahei has been sold 35 years later for $6 million.

An Auckland developer paid the record-breaking price for the 4.3ha property overlooking the water and plans to subdivide it.
The sprawling site, known locally as Te Rawhiti, had been transformed by the owners over the years into a luxurious family retreat comprising four beach homes.
Bayleys listing Lea Jurkovich sold the property in June to Blackford Development, whose directors have been involved in the building of childcare centres, housing estates, and office spaces around the country.

The company is in the early stages of subdividing the land and has tapped Jurkovich to sell the new sections.
The agent told OneRoof that the main home, a five-bedroom bach designed by award-winning architect Richard Priest, would be sold in its current location.
However, two of the three remaining baches, a Lockwood and a converted naval radar station called Radar House, would be moved to other parts of the site before being sold.

Jurkovich said the new owners did not have plans for the fourth bach – a relocated miner's cottage – at this stage.
She said work was also underway to develop the rest of the land into residential sections, but the exact details were still being finalised.
“There will be a number of them. How many? I don’t know, because it will depend on what the council consents to.”

She said the views from the Hahei Beach Road site were breath-taking, and locals were already expressing interest in some of the baches.
Jurkovich said the previous owners, a family from Wellington, bought the property 35 years ago when it was orchard land with just a basic bach.
The family replaced the original bach with the Lockwood home in 2016 and added the other properties to accommodate visiting friends and families.
There was a lot of land and a lot of history, Jurkovich said, but the family decided to list at the start of the year once the upkeep became too difficult to manage.
Jurkovich said the sale was a record for Hahei. “There’s no subdividable land here. This will be the first subdivision in this area for 15 years. To get subdividable land close to the beach with sea views is very rare."
While the $6m is a new high for Hahei, the beach town's most expensive single residence is a three-bedroom, two-bathroom property on Grange Road, which sold for $5.3m in January 2022.
