Arguably one of Auckland’s boldest and largest master planned residential developments is entering its next phase with the launch of Stage 7, which will see the addition of new home and land packages, in what will ultimately be a 4500-home township.
Eleven years in the planning, Paerata Rise is spread over 300 hectares in Franklin, just 40 minutes from central Auckland.
It has been conceived and executed by Grafton Downs Ltd and is the incarnation of what the group describe as their “commitment to community ethics and modern innovation.”
The recent announcement of the Paerata railway station, offering public transport to commuters to Auckland’s CBD, is all part of the town’s comprehensive amenity master plan.

Executive Director of Grafton Downs, Chris Johnston says the new station, just south of the development, will include a larger park-and-ride facility with bike parking, and a bus interchange.

Stage 7 will link to Stage 8 which will include Paerata Rise’s new entrance at the corner of SH22 and Glenbrook Road.
“The addition of the town’s mega playground next to the cafe is underway and will be a welcome supplement to the existing parks and communal areas,” Johnston says.
Namely the community centre, a family BBQ area, and the college gym which is also open to the community.
Paerata Rise has already established itself as a strong community-focused suburb, which was the objective from its inception.
The residents’ association has ensured communication and collaboration have been key to the town’s success. Encompassing young professionals and families to empty nesters, residents have cemented an enviable community spirit.

House and land packages start from $930,000 to $1.5 million, with sections ranging in size from 350sqm to 600sqm. The home configurations will be three to four bedrooms, two to three bathrooms and a two-car garage.
Grafton Downs has engaged 15 notable building companies, both local and national to deliver the project.
“Variety is the key, our design guide ensures every house looks different and all in earth colours,” Johnston says.
“We didn’t want every home to look the same as you often see in a lot of these big developments, each residence has a point of difference.”
Homes and garages are set back at least five metres from the road, and a continuation of the rural landscaping of the wider Franklin area has been thoughtfully weaved into the plan.

Buyers can select from their chosen building company’s design portfolio or tailor to their own requirements, ensuring they get exactly what they want and to their specification.
“The building companies we’ve chosen was our way of guaranteeing both quality and variation,” Johnston says.
“We’re exceptionally proud of what we’ve done, it’s a beautiful townscape, with the homes, the landscaping and the waterways, everything is bespoke and has been planned with a lot of care.”
